  • Northern Virginia Bioscience Center - Austin Haynes, SVP-Development with Holladay Properties, joined Prince William County officials at a sneak peek event for the Northern Virginia Bioscience Center, hosted by the facility's brokerage firm, Scheer Partners. The well-attended event featured several presentations as well as hard hat tours of the lab. Continue reading...
  • NorthPoint One - Precast concrete wall panel installation has begun at Holladay's NorthPoint One development in Westfield, IN. The 182,833 square foot industrial build to suit broke ground in July, and is the first of three new industrial buildings planned for Holladay's 300-acre NorthPoint business park. View video...
Completed Projects:
  • Boot Barn - Boot Barn at Winding Brook in Ashland, VA is now open. The 10,000 square foot facility was a build to suit by Holladay for the national retail chain that sells Western and work-related apparel, shoes, accessories and gifts. The project broke ground in January and opened this month.
  • Winding Brook Office - Holladay's Virginia office has a new home at 11601 Lakeridge Parkway. Holladay broke ground on the 8,000 square foot commercial facility in January and wrapped up construction earlier this month.
  • fifty forty flats - Holladay Properties' first multi-family residential community in Nashville, TN is now complete. fifty forty flats is a 116-unit community featuring two three-story apartment buildings, which were converted from 1970s-era office buildings, and two three-story walkup flats buildings, which are newly constructed. Acquisitions & Sales
  • Holladay Properties has closed on the purchase of The Factory in Franklin, TN for $56 million. The Factory is located at 230 Franklin Road and is comprised of 10 industrial buildings that were built in 1929 for stove manufacturer, Allen Manufacturing Co. Allen Arender, Partner and EVP-Development, will lead redevelopment efforts for Holladay, and will work with Ronnie Wenzler of Cushman & Wakefield on the project. Wenzler has partnered with Holladay on several successful redevelopments. Architecture firm, Centric, has been hired to bring the new plans for The Factory to life. Continue reading...
  • Holladay Properties has closed on the final sale of a total of 85 lots at Winding Brook in Ashland, VA to Ryan Homes. Ryan Homes has already completed construction of 78 townhomes within their Winding Brook Townhomes development, and nearly all of them are sold or occupied.
New Contract:
  • Holladay Properties has entered into full service management agreement with Indianapolis Public Transportation (IndyGo) for a retail property the organization owns located on Madison Avenue in Indianapolis. As part of the agreement, Holladay will provide budget and operations services, accounting and financial administration, maintenance including repairs, and capital improvements management. The initial term of the contract is three years and begins on November 1, 2021.
Management News:
  • Holladay Properties Healthcare Construction & Engineering team is going to be busy in Florida. The team has received approval to move forward with the first Amenity Suite, a mail/conference room business center, at the Healthpeak-owned Mercy Professional Buildings in Miami, FL. Holladay has been providing property management services to the two medical office buildings, which comprise 191,595 square feet, since 2014. The Holladay team is also waiting to receive approval to proceed on the development of between five and six speculative suites within the buildings, which would be part of the Spec Suites Aging Vacancies program.
  • The residential management team at Burlington Station in Downers Grove, IL is pleased to announce that Burlington Station was voted a 2021 Neighborhood Favorite on Nextdoor, a social networking service for neighborhoods. The Neighborhood Favorite awards are the only local business awards voted on by neighborhoods, and sets Burlington Station up for future success on Nextdoor by boosting visibility on the site as well as trust from the local community. The 89-unit luxury multifamily community is consistently ranked high on Google, and has previously been recognized as an ORATM Elite 1% top property. The management team is active at Burlington Station and regularly hosts resident events. Most recently, they have begun a mask recycling program through Terracycle.
Operations News:
  • Holladay's Virginia office has moved. The team has relocated to 11601 Lakeridge Pkwy. Ashland, VA 23005. On Thursday, October 21, Holladay hosted a multi-property event within its Winding Brook development. The day started off at Mygrant Glass, whose 100,000 square foot glass distribution center received its Certificate of Occupancy on October 20. Then, guests toured Boot Barn and participated in its Grand Opening and Ribbon Cutting. Afterwards, guests enjoyed a Groundbreaking Event for Holladay's new freestanding Starbucks development. Finally, the group participated in a Grand Opening and Ribbon Cutting for the Winding Brook Office building, Holladay's new home. Holladay occupies 1,600 square feet of the 8,000 square foot building, which is also home to a dentist and a F45 Fitness Studio.
  • Holladay Hospitality Group hosted a Grand Opening Celebration and Ribbon Cutting Ceremony for Gillespie Field, a newly construction 90' x 120' outdoor turf field, on Thursday, October 7. Gillespie Field is located at the Inn at Saint Mary's in South Bend, IN and is free to use for guests at the Gillespie Event Center, The Inn at Saint Mary's, the Hilton Garden Inn South Bend, and the Hampton Inn & Suites Heritage Square.   • Holladay Properties is pleased to welcome Lindsay Kliefoth as a Portfolio Accountant to our Healthcare Accounting Team. Lindsay will be based out of Tampa, FL and will work closely with properties that Holladay manages in Florida for Healthpeak. Welcome, Lindsay!
  • Holladay's Healthcare Accounting Team is also excited to welcome Jenny Tian as a Senior Accountant for our Nashville, TN office. Jenny has 20 years of accounting experience working for property management and development businesses. Good luck in your new role, Jenny!

  • We are thrilled to announce that Henry Rodriguez (Miami, FL) has been promoted to Senior Property Manager. Henry has been with Holladay for nine years and, during this time, has improved A/R dramatically at the Kendall Atrium medical office building. In his new role as Senior Property Manager, Henry will be expanding his responsibilities in the South Florida Market. Congratulations, Henry!

  • (Elkhart, IN) - The staff of Maple Lane Apartments & Executive Suites volunteered at the Elkhart County Human Society on October 6, 2021. The team helped clean out and organize the food storage, power washed, organized and cleaned the resale shop they have on site, and walked and played with the animals. They also held a donation drive at Maple Lane prior to the volunteer event and were able to bring donations to the organization. Way to go, Maple Lane team!
  • Holladay Properties celebrated Fall Service Week 2021 from October 11 - 15. Multiple offices coordinated events in Indiana, Illinois and Nashville, while all offices and Holladay associates were encouraged to participate. Here's a recap of the events that took place:
  • (South Bend, IN) - The Holladay Hospitality Group (HHG) Team and John Phair had four live TV segments on WNDU, a nationally ranked morning show on Tuesday, October 12, to talk about Holladay's Service Week and a fundraiser HHG held at The Inn at Saint Mary's for Pet Refuge. HHG also held a fundraiser for Cultivate Food Rescue, which generated $500 for the nonprofit organization.
  • (South Bend, IN) - The South Bend office helped build tiny homes at Faith Mission, which will provide safe, clean housing for homeless persons in Elkhart County. Volunteers spent two days working on projects including interior walls, insulation, sheet rock, installing windows and doors, completing flooring, hanging trim, and cleaning and hanging curtains. The office also spent a day helping to rescue and repackage food for children in need at Cultivate Food Rescue in South Bend. The volunteer crew set a new record of packing over 1,800 meals in 2.5 hours!
  • (Indianapolis, IN) - The Indianapolis office organized service projects with IndyParks and HVAF of Indiana. On Monday, volunteers spent the day cleaning up and completing landscaping work at Holliday Park. On Thursday, volunteers worked with HVAF to clean and organize housing units for veterans transitioning into society.
  • (Portage, IN) - The Portage office spent Monday at Opportunity Enterprises (OE), helping to clean up landscaping at the main entrance and in an outdoor space that clients and staff use for lunch and relaxation. OE provides services to individuals with disabilities and their families. On Tuesday, volunteers worked with Chasing Dreams, a group that works with young adults with disabilities, to help some of their clients enjoy a fun painting project at Deep River County Park in Hobart, IN. On Wednesday, 13 volunteers worked with Habitat for Humanity of Porter County on its Valparaiso build. The crew spent the day installing house-wrap, soffits, fascia, drip edge, siding starter strips, insulation, and blocking.
  • (Clarendon Hills, IL) - The Clarendon Hills and Burlington Station offices spent two days working with Sharing Connections, helping prepare furniture and household items for people leaving homelessness behind. Sharing Connections serves up to five families a day and has furnished homes for more than 143,000 individuals since 1986.
  • (Nashville, TN) - On Monday and Wednesday, the Nashville office organized service projects for the Nashville Humane Association. Volunteers assisted with various tasks around the shelter and interacted with the animals. The office also organized projects on Tuesday and Thursday with Habitat for Humanity Restore, where they assisted customers, stocked shelves, and helped display merchandise. The office also organized a project on Friday at Radnor Lake, where volunteers braved the rain to mulch the walking trails.
