Happy New Year!  I hope you all enjoyed the holidays and the New Year festivities with your friends and loved ones and are ready to make the most of this brand-new year. The beginning of every year, we at BOMA Greater Tampa Bay, talk to our membership about joining committees and this year is no different. Do you have ideas on what could make our organization better? Do you have thoughts of education series’ that you would really like to have? Then come join us! We cannot be who we are without our members and committees, so please click here to review our committees and click here to add yourself to one. Then don’t forget to go to the calendar and register (for free) to attend the committee meeting(s) of your choice.

Greetings from the Education Committee.  As we enter a new year and a new decade, I wish to encourage each of you actively pursuing a BOMI designation to continue your push to completion. To assist you with this endeavor, we are offering four courses that will fit RPA®, SMA®, or FMA® designations to include the following:

·         May 6-8, 2020, Law and Risk Management
·         September 16-18, 2020, Building Design and Maintenance
·         October 7-9, 2020, Environmental Health and Safety Issues

BOMA Greater Tampa Bay is offering these four courses here in Tampa to make educational planning and success easily within your reach. Participation will not only benefit our association but will assist you in achieving the goal of holding your designation in any of the pathways offered by BOMI International.

Reminder ... Membership participation requirements
Our Allied (service provider) Members must attend at least eight (8) events per year to maintain ‘active’ membership status. Attendance requirements are waived the first year of membership and we highly encourage you to attend as many events as possible though. The Board of Directors reserves the right to suspend membership if eight events per year are not attended. Events are described as ‘any BOMA activity offered on the calendar of events’ and include, but are not limited to, meetings, education, BOMA Day, TOBY Awards, and socials.

Service Provider Members must attend orientation prior to attending events so we can learn your expectations and you can learn ours. We highly advise that property managers attend too.
 
There will be a $50 replacement membership fee each time your firm changes the membership name to someone else's name.
Membership can be revoked for unprofessional conduct during BOMA events, or for violation of the General Conditions listed above.
 
Dues are non-refundable. Invoices must be paid within sixty (60) days, and is the responsibility of the approved member, to ensure payment is submitted timely.
 
The deadline to be approved will be the third Wednesday of the month. Please have your on-line membership application and payment to the BOMA office by then. 

Membership approvals will happen once a month (usually the fourth Wednesday of the month), and you will be sent a welcome email with your login credentials within a week after the Board approves your membership.
2020 membership dues are due no later than March 2
It's as easy as 1, 2, 3. Login to Member Area, look to the left for Member Dues, click that and renew. You can pay on-line with a credit card or "by-pass payment" and print an invoice to mail a check.
Decrease in Florida Sales Tax on Commercial Rent
Effective as of January 1, 2020, the Florida state sales tax rate applicable to the lease of commercial real property has decreased from 5.7% to 5.5%. Therefore, the state will levy a 5.5% sales tax on all rent collected from commercial properties in Florida.

This new state sales tax rate, however, does not impact county surtax rates. Because individual counties may impose a discretionary sales surtax, the surtax rate of the county where the rental property is located must be factored in when calculating the total sales tax rate. For example, in Miami-Dade County the surtax rate is 1%. Therefore, the combined sales tax rate on rent collected from commercial properties in Miami-Dade County is 6.5% (5.5% state sales tax + 1% Miami-Dade County surtax).

Advocacy Day 2020
BOMA Florida's Advocacy Day at the Capital will be held on Tuesday, February 25, 2020. Each year during legislative session, commercial real estate owners and managers travel to Tallahassee to spend a day at the Capitol to discuss BOMA’s stance on issues important to our industry. Having a strong showing from our members at the Capitol sends the message that BOMA is a robust association with the backing of a talented and involved membership. SUSTAINABILITY COMMITTEE REPORT ...
ROARING INTO 2020
Happy New Year to All!

Our Sustainability Committee is preparing for an Active Year, but before we talk about this years schedule, let’s recap the events of 2019.

·          Metropolitan Ministries Clothing Drive – Collected over 200 bags of clothing.
·          Beach Clean-up- Partnered with Keep Tampa Bay Beautiful supporting national Great America Clean-up. We rallied over 15 people to help collect trash along Courtney Campbell Causeway
·          Tour of Waste Management Tampa Recycling Facility – Committee and general BOMA members learned the 3-R’s (reduce, reuse, recycle)
·          Green Apple Day of Service – Committee members cleaned and tuned up education gardens at Lakewood Elementary.
·          USF Lecture & Tour at Patel College of Global Sustainability attended by 20 BOMA members.
·          Along with several monthly speakers at committee meetings.

Looking at 2020 our Mission Statement remains :
Sustainability Committee is to educate our members on sustainability trends in the built environment and to support at least one public service project each year with a focus on sustainability.

Already on the 2020 calendar is the MM clothing Drive, Beach Clean-up Day, & Green Apple Day of Service.
 
Don’t miss the learning experience coupled with rewarding activities giving back to the community which support a broad approach to global sustainability.

Clothing Drive 2020
Metropolitan Ministries provides clothing to nearly 100 families and individuals who are homeless or at risk of being homeless every day through the Metro Outfitters closet. Your donations of clothing will bring HOPE to families in need.

BOMA Greater Tampa Bay once again will host a closing drive to help Metropolitan Ministries. We need locations for donation barrels in Hillsborough, Pinellas and Pasco Counties.

BOMA GTB WENT TO THE CAPITOL IN DC
Several of our Board Members visited Congressional Delegates at the Capitol, in Washington D.C. during the BOMA International National Issues Conference.

They met with Vern Buchannan, Charlie Crist, Ross Spano, Kathy Castor, Greg Stuebe and Gus Bilirakis.  

The 3 major issues that were discussed were:
  • The Tax Cuts and Jobs Act (TCIA)

  • The Energy Savings and Industrial Competitiveness Act

  • The Commercial Building Energy Efficiency Tax Deduction (179D).  
We managed to all get together for the reception at the BOMA International Winter Business Meeting.
