Hello LRA members and happy spring!
Last month likely shook your confidence in this career but I hope that through recent LRA programming and some outside reputable sources, you found information that helped with not only your mental state, but helped in your conversations with clients and customers. The LRA board will stay on top of any guidance coming down from the WRA. Remember, every state practices real estate very differently, so some information and opinions you see coming from national sources, may not be the case here in Wisconsin. On the front page of the WRA website is a link to their Anti-Trust legal update. If you watch it and take a small quiz it counts for 1 hour of CE.
April is Fair Housing Month. It’s not an overly tantalizing subject, but probably one of the most important when it comes to practicing real estate ethically. The Wisconsin Realtors magazine this month focuses on “Steering.” The WRA writes “Steering is directing potential buyers toward or away from a particular neighborhood or community based on protected characteristics.” If you advise on school districts or other community amenities, it could be construed as steering. My best advice is to qualify buyers and sellers using the same parameters. Have a standard set of questions that you ask EVERY buyer and every seller. Keep a list of resources you can give to your clients that they can use to do their own research. Send your buyers all of the homes that fit their parameters. It is the buyer’s choice from that point. A great resource is the “Long Island Divided” investigation, which can be found by clicking the button below.
