Annual Meeting

Your association held its annual meeting on March 18, 2023. Board President Archie Doby called the meeting to order after certifying a quorum was achieved by those members in person and by received proxies. The current board members were reelected by proxy for the upcoming fiscal year. Your board consists of five seats, with only four seats filled at the time of the meeting. Lena Fowler, long-term board member, stepped down this winter. The board is seeking interested owners who would like to be considered to fill the vacancy left by Ms. Fowler. If you have an interest in serving on the board, please contact General Manager Gail Boles at the resort office, and she will forward your information to the board for consideration.

We would like to thank Lena Fowler for her many years of service to the association.


Thoughts and prayers for the family of Brant Brown, beloved long-term employee and friend, who lost his battle to cancer this winter. He will be greatly missed by all, and was a welcomed fixture at our front desk greeting owners and their guests as they walked through the check-in/spa building front doors.


The financials of the association were reviewed. We have less than 50 percent of the units paying 100 percent of the fixed expenses. We currently are operating on budget for the 2022 – 2023 fiscal year, and have made adjustments for increases anticipated and repairs identified that require attention within the 2023 – 2024 fiscal year budget.


There was discussion on how long the association should operate with fewer owners paying each year. The timeshare association is set to terminate in 2029 unless extended by a vote of the ownership. Your board and management are reviewing options surrounding the date of termination or possibly whether an early termination would make better sense for the ownership. Once they have had a thorough review and analysis of what makes best economic sense to the owners, your board will send out information on a proposed long-term plan. 


With the large number of non-paying owner/weeks available, management is filling units with both short-term (vacation) and long-term (tenant) rentals to generate income that will help subsidize fixed expenses such as taxes, insurance, utilities, and maintenance, and reduce the financial liability/burden on our current ownership. We would like to thank all owners within Building O for allowing us to re-deed them into other units so that the building can be fully rented (long-term lease) to generate income to financially help all owners.

  • Crossville Cruisers | May 27, June 24, July 22, August 26, September 23, October 28: They don’t make ’em like they used to. Get your classic fix at this recurring car show, occurring in downtown Crossville from noon to 4 p.m. on Saturdays. Tailfins for the win.


  • Homestead Apple Festival | September 23 and 24 2023: Held at Crossville’s Homestead Tower, the festival features homemade food, unique crafts, and live bluegrass. Try the fried apple pie, and be sure to purchase a bushel of apples before you head home.

 

  • Upper Cumberland Bigfoot Festival October 21, 2023: Honor the legendary Sasquatch by participating in Bigfoot-calling and tree-knocking. There’s also a 5K marathon race, live music, storytellers, and kids’ activities. We’re most excited about the mullet contest.
