Message from the President

Dear Hidden Springs/Estates residents,

 

Welcome to summer! It’s been a very dry spring. Please pay attention to water restrictions, but please water your lawns. Nothing worse than having to spend money to replace your lawn. Watering is doable.   

 

TIP:  Try not to water during the day. The sun is too strong. Evenings are best for watering lawns.

 

We are disappointed to report that we have halted our Orange County Sheriff Patrol. Our neighborhood has had Orange County watch over us for at least 10 years. Deputy Perry knows our subdivision inside and out. We've been contemplating whether we can afford to hire an off-duty officer, due to so many homeowners not contributing, but we don't have to contemplate any longer. We have been sharing the costs with another subdivision, and since costs have increased for everything, they aren’t in a position to continue to share that service. I personally reached out to a few of the surrounding subdivisions to assist in defraying the costs, but, unfortunately, many subdivisions are in the same situation and are unable to share the costs with us.

 

It is impossible for us to make up the expenses with the money that we receive from only 50% of the homeowners. We have urged many of you to contribute; however, we have not seen any results in increased contributions.  

 

On the other hand, we are grateful for the contributions that we do receive, so at this point we are still able to maintain our entrances. In my last newsletter I asked: What do you want us to cut? Christmas decorations, sheriff patrol, let the entrances go unattended, shut off water and electricity at the entrances? A few of you had ideas, which the Board talked about and implemented what we could. Four of the members of the Board went door-to-door last month to almost 100 homes, making sure emails were up to date and letting folks know that, yes, there is a Board, and we are very active, despite the fact that we are a non-mandatory HOA. We still have 280 homes to get to, but it’s getting hot, and frankly, it’s tough to do in the summer. The rest will have to wait until October.

 

All I can ask is for you to please contribute. It’s only $110. If you can’t afford $110, we will gladly accept whatever you are able to contribute.  

 

We have good news! We finally got the county to place Speed Alert signs very close to the Pine Springs entrance along Dr. Phillips Boulevard. Last year I worked with the chief traffic engineer of Orange County. They did studies and determined there was too much speeding along Dr. Phillips Blvd. They initially placed the Speed Alert signs closer to Orange Tree, but as of a couple of months ago, we got ours. It’s like a racetrack along that road on Friday and Saturday nights with too many crashes into our uninsured brick walls. (That’s another place your money goes -- to repair our walls.) So, we have our signage and curve alerts now. Let’s hope this helps.

 

Upcoming: We will be getting ready for the hurricane season by hiring the tree service to trim up the 5 palm trees on the Pine Springs median and the 5 palm trees on the Pin Oak median. We are anticipating it will take place the first week of June.

 

Hurricane season starts June 1. Please start getting your trees trimmed, your fences secured, and anything you can do to help mitigate damage. Additionally, prepare yourself inside, too -- flashlights working, canned food, some extra water. You know the drill. Community Contributions

Thank you to all who have paid their 2023-2024 dues! Our HOA received contributions from 215 community members, resulting in a total revenue of just over $26,000 to date. These funds go toward entrance lighting, providing for the maintenance and landscaping of our common areas, offering welcome baskets to new Hidden Springs/Estates residents, maintaining our neighborhood walls, and improving lighting and signage. While the fiscal year is almost over, it is not too late to make your contribution! Our new fiscal year will begin in September. Please click here to contribute.

Happy Hour

Thank you to Denise Bradley who hosted our HOA Happy Hour in April. It's always a great time getting to know our neighbors better! Plus, the spread of appetizers everyone brought to share was amazing! If you're interested in hosting our next Happy Hour, please reach out to Karen Butler at vln7807@aol.com.

Let's Keep Our Neighborhood Beautiful

Thank you to those of you who have completed your spring clean up. Your homes look beautiful with new flowers and/or shrubs, fences, etc. Unfortunately we have received some complaints about some residents who are not maintaining their lawns or fences. This can become contagious, where more and more homeowners let their maintenance go. This not only makes our neighborhood less attractive, but brings our property values down. In addition, there has been study after study that unkempt neighborhoods attract more crime. We no longer have our deputy to help keep an eye on things. Please water your lawns and keep up with your maintenance. It might be a good time to have your irrigation checked to be sure it is working correctly. If your fence is broken or falling down, please fix or replace it.


If you would like recommendations for sod replacement or irrigation services, please reach out to one of our Board members and we can share our personal contacts.


In addition, please remember that yard waste day is on Wednesday, so your yard waste should go to the curb on Tuesday after 6pm. (Please remind your landscapers as well.)


Thank you to those who walk the neighborhood and pick up trash along the way. This small effort helps in keeping our neighborhood clean and appealing to potential new buyers. If we work together we can continue to see the value in our neighborhood with great home prices.

Orlando's State of the Market

The median home price for April was recorded at $388,500, up from $386,500 in March. This is the highest monthly median home price on record in the Orlando area.


"We saw an increase in homes for sale, providing a wider selection for potential buyers," said Rose Kemp, Orlando Regional REALTOR® Association President. "Despite the supply remaining slightly over three months, homes are selling quickly, indicating a strong demand. This demand is a positive indicator of market stability and is expected to continue through the next few months as families look to relocate during the summer season.”

Hidden Springs/Estates Activity

For the period of January 29-May 13, 2024, our neighborhood had two home sales. One is currently pending, and one is temporarily off market. The highest sold price for this period was last month in April for $707,000 on Sago Palm Drive. Updates to your home, proper maintenance and curb appeal all add value. When our neighborhood looks good, it helps increase everyone’s home values. Please do what you can to keep your homes looking their best both with interior updates as well as landscaping and lawn maintenance.

Spotlight on Security

With the elimination of our deputy patrol services, it is more important than ever to get to know your neighbors, keep an eye out for each other and call 911 immediately to report suspicious activity. If you have a camera that has captured video of an event, please share it with the Sheriff's Department.

If you notice anything suspicious in the neighborhood, please call 407-836-HELP (4357) for a non-emergency or 911 for an emergency.

Remember, this is a NO SOLICITING neighborhood. Please do not let solicitors in your house or buy anything from them. If you are interested in what they are selling, call the company directly and make an appointment.

Curbside Collection

Garbage and Recycling is picked up on Tuesdays for Hidden Springs/Estates residents. Yard waste and Large Items are picked up on Wednesdays. Items should be placed at the curb no later earlier than 6:00 p.m. the night before and no later than 6:00 a.m. on your scheduled collection day. Roll carts should be placed behind your home/fence or in your garage so they are no visible from the street when being stored. Frequently asked questions can be found here. 311, Code Enforcement, AirBnB Update & Watering Days

Dial 311 - It Works!

This is how Board members stay on top of code violations.


Be a good neighbor and call 311 if you see a hazard i.e.; broken sidewalk, mold/slippery sidewalk, falling tree branches, etc. The Orange County 311 system is a great way to connect with local government services. They can also help you with animal concerns, neighborhood inquiries, traffic matters, road conditions and more. You can contact them via phone, website or an easy-to-use app. Learn more at ocfl.net/311


Most of the Airbnbs in the neighborhood have sold or are up for sale. If you suspect a home is being used for short-term rentals, report it to Orange County 311 (see below) or send an email to hoa@hiddenspringsestates.org. For more information about zoning for short-term rentals call (407) 836-3111.


Watering Restrictions:

You may now water your lawn TWO DAYS A WEEK. Outdoor irrigation will be two days a week during Daylight Saving Time (from the second Sunday in March until the first Sunday in November).  Orange County Watering Restrictions and Irrigation Schedule can be viewed here. Water only if necessary and not between 10:00 a.m. and 4:00 p.m. Water for no more than one hour per zone. Watering Violation Enforcement Process: First-time violators will receive a warning through a door hanger notice and by letter. Repeat violators will be subject to a fine of $25 per violation. A violator can appeal to a Hearing Officer after a written request is submitted and a $25 filing fee is made.

New in the Neighborhood

J.McLAUGHLIN

New business, J.McLAUGHLIN hosted a charity event to benefit Camp Boggy Creek, a camp for children with serious illnesses, by donating 15% of sales from the event. Several Hidden Springs/Estates neighbors came out to shop and show their support. J.McLAUGHLIN is located at 5048 Dr. Phillips Blvd.

Scheduled to open at the Dr. Phillips Marketplace in Summer 2024 where Chamberlain's and Zou Zou Boutique used to be.

Work is in progress on the Sixty Vines restaurant where Roy's used to be off Sand Lake Rd.
