Message from the President

Dear Hidden Springs/Estates residents,


Welcome to Summer and Hurricane Season!


Unfortunately, it is that time of year again. Hurricane season starts June 1st and ends November 30th. Please start thinking about your preparations: lanterns, candles, water, trimming trees, shoring up fences, stocking up on canned items and making sure you have enough for your pets. It's turning out to be a very hot May, and usually with warmer summers, comes warmer oceans and possible hurricanes.


Now to get into what is happening in Hidden Springs/Estates. Firstly, the HOA Board would like to give a shoutout to Denise, one of our board members. She was instrumental in contacting the county to install our new street signs, stop signs and yield signs. Our street signs throughout our subdivision were old, faded and moldy. It took the county more than a year from the initial contact to installation, but Denise was persistent, and they finally came out mid-May. So, thank you, Denise! (Please see pictures.)


I know I go over this ad nauseam, but in case you forgot, your contributions are very important to our neighborhood and keeping it attractive and safe. We have three entrances to maintain with lighting, landscaping, water, walls, sprinklers, weed control, pressure washing -- on and on.


Our most recent expense was hiring a landscape company to extract all the Crape Myrtles and Ligustrum trees in the brick planters along Dr. Phillips Boulevard. There were 11 planters that had these trees in them. We had to professionally remove the trees because the roots were pushing against the walls and there was a concern the walls would start to fall apart in places. Due to lack of contributions, none of our walls are covered by insurance. We’ve included pictures of the workers removing the trees.

Now that the trees are removed, there is a need to pressure wash where the trees were covering the back walls. You can see in the pictures after extraction there is green mold and white scale all along the Dr. Phillips Boulevard walls. (See photos.)


The brick walls along Dr. Phillips and the Pine Springs entrance also need pressure washing. The coping along DP Boulevard is full of white scale.


Also, in the pictures you can see the stucco wall -- that is the wall starting at Pin Oak, heading towards Fresh Market -- the white coping is all black with mold. The HOA Board would like to get that pressure washed. Eventually, there will be a need to paint and fill in the cracks of that stucco wall, but that will have to wait.


We are also planning to pressure wash all three islands: Pin Oak, Pine Springs and Conroy/Hidden Springs Boulevard. The Conroy/Hidden Springs Boulevard entrance is full of green mold and white scale.


This is a very large job. I would estimate we have at least half a mile of wall, possibly more.

The final project, which will happen in June, is the trimming of the 10 palm trees in preparation for hurricane season. Pin Oak and Pine Springs each have five palm trees.


The only other thing I wanted to mention are septic tanks. Septic tanks should be drained every three years. I personally have ours drained every two years. With the possibility of storms during hurricane season, septic tanks that aren't drained properly have a higher chance of backing up. There is nothing worse than sewage backing up into your home. So, you may want to think about that for the upcoming rainy season.

As our fiscal year winds down, thank you to all who have paid their 2024-2025 dues! With three months

left, 212 out of our 380 homeowners have made their annual contributions to the HOA. Thanks to each

of you who have done so, and sincere thanks to the many of you who have made additional donations

this year! They are greatly appreciated and allow us to continue providing for the maintenance and landscaping of our common areas with regular mowing and tree trimming; offering welcome baskets to

new Hidden Springs/Estates residents; hosting events such as the National Night Out Block Party and our annual HOA meeting; repairing of our neighborhood walls; displaying holiday decorations; and providing

lighting and signage at our entrances. We could not do all of this without the financial support of our residents. If you have not yet paid your 2024-2025 dues, there is still time. Please do so via check or PayPal at your earliest convenience. Our fiscal year ends August 31.

Easter Egg Hunt

Orlando's State of the Market

"April’s housing data projects a promising summer for those looking to make a move in Orlando’s real estate market, with a notable increase in both sales and inventory," said Lawrence Bellido, president of the Orlando Regional REALTOR® Association. "As interest rates remain steady, buyers and sellers alike are taking advantage of more available homes, creating a balanced and dynamic market as we head into the busy summer season."


  • Overall sales increased by 62.4% from the start of the year to April. There were 1,514 sales in January and 2,459 sales in April.
  • There were 4,151 pending sales in April.
  • Inventory for April was recorded at 13,304, up 41.9% from April 2024, when it was recorded at 9,376.
  • The median home price for April was recorded at $389,900.
  • April’s interest rate was recorded at 6.6%.
  • There were 4,503 new listings in April.
  • Homes spent an average of 70 days on the market (DOM) in April.


Inventory

  • Orlando area inventory in April was 13,304 homes.
  • The supply of homes was 5.41 months in April. A balanced market is six months of supply.
  • The number of new listings in April was 4,503.


Hidden Springs/Estates Activity

For the period of February 27-June 2, 2025, our neighborhood had two sales ranging from $592,000-$620,000. There are currently four homes for sale and two homes are pending. Updates to your home, proper maintenance and curb appeal all add value. When our neighborhood looks good, it helps increase everyone’s home values. Please do what you can to keep your homes looking their best both with interior updates as well as landscaping and lawn maintenance.

Spotlight on Security

With the elimination of our deputy patrol services, it is more important than ever to get to know your neighbors, keep an eye out for each other and call 911 immediately to report suspicious activity. If you have a camera that has captured video of an event, please share it with the Sheriff's Department.

If you notice anything suspicious in the neighborhood, please call 407-836-HELP (4357) for a non-emergency or 911 for an emergency.


Remember, this is a NO SOLICITING neighborhood. Please do not let solicitors in your house or buy anything from them. If you are interested in what they are selling, call the company directly and make an appointment.

Curbside Collection

Garbage and Recycling is picked up on Tuesdays for Hidden Springs/Estates residents. Yard waste and Large Items are picked up on Wednesdays. Items should be placed at the curb no later earlier than 6:00 p.m. the night before and no later than 6:00 a.m. on your scheduled collection day. Roll carts should be placed behind your home/fence or in your garage so they are no visible from the street when being stored. Frequently asked questions can be found here. Clean Up After Your Pets

Please do not dispose of your pet waste in our entrances, along sidewalks or neighbors' yards. Pet waste was found in our entrances and along the sidewalk on Pin Oak and had to be disposed of properly by one our Board members. Pick up after your pooch! Un-scooped pet waste is a source of water pollution and is a public health concern. City of Orlando code requires you to pick up after your pet. Violation of Orange County Ordinance Sec. 5-50 includes a fine for un-scooped pet waste.

311, Code Enforcement, AirBnB Update & Watering Days

Dial 311 - It Works!

This is how Board members stay on top of code violations.


Be a good neighbor and call 311 if you see a hazard i.e.; broken sidewalk, mold/slippery sidewalk, falling tree branches, etc. The Orange County 311 system is a great way to connect with local government services. They can also help you with animal concerns, neighborhood inquiries, traffic matters, road conditions and more. You can contact them via phone, website or an easy-to-use app. Learn more at ocfl.net/311


Short-term rentals are not allowed in Orange County. If you suspect a home is being used for short-term rentals, report it to Orange County 311 (see below) or send an email to hoa@hiddenspringsestates.org. For more information about zoning for short-term rentals call (407) 836-3111.


Watering Restrictions:

You may water your lawn TWO DAYS A WEEK until November 1. Orange County Watering Restrictions and Irrigation Schedule can be viewed here. Water only if necessary and not between 10:00 a.m. and 4:00 p.m. Water for no more than one hour per zone. Watering Violation Enforcement Process: First-time violators will receive a warning through a door hanger notice and by letter. Repeat violators will be subject to a fine of $25 per violation. A violator can appeal to a Hearing Officer after a written request is submitted and a $25 filing fee is made.
