Board of Directors Meeting

Private Beach News
- As of November 13, the Private Beach is open to residents.
- Still under Temporary Certificate of Occupancy with generator installation in early December 2025.
- The Private Beach page on the resident website/app has all the necessary information pertaining to the beach. (Access Digital Member Card, Live Cameras, Guest Registration, Shuttle Tracking)
- Construction cost is at $9.2 million.
Wedgewood Lake 21
- Expected to be completed by the end of December 2025.
- Next steps are installation of sod, irrigation, replant palm trees, and landscape.
Pickleball Court Construction
- Expected to be completed by the end of February 2026.
- Concrete and fencing have been removed.
- Off site pickleball court play available at Sports Challenge America in Bonita Springs.
Natural Area Restoration
- Natural area restoration was completed in Woodlake, with restoration at the Commercial Gate, Riverwalk, and Montara to be completed next.
- Swales being cleared in Baywoods II, Wedgewood, Hidden Harbor, Anchorage, and Bayhead.
Safety & Loss Prevention
- Incidents reported of suspicious persons fishing in BBCA. BBCA advises residents to not engage them but to contact the Call Center at 239-947-2476 and patrol or a Lee County Sheriffs Officer (LCSO) will respond.
- LCSO continues to issue tickets for speeding and stop sign violations.
BBCA Board Report
Conversion of Compliance Committee to Ad Hoc Committee
- The Board approved to convert the committee to an ad hoc committee.
- The Compliance Committee was originally formed in February 2024 to handle issues arising from the Traffic Hawk violations.
- Due to low a number of violations, the committee involvement has been minimal and there is no longer a need to meet as frequently.
2025 Design Review Guidelines
- The Board postponed the vote to ratify the revised 2025 Design Review Guidelines in order to hear resident input on the color palette.
- Board President Judy DeLuca-Ford conducted a presentation that included a Key Timeline Summary showing when Design Review Guideline information had been communicated to residents as well as the adaptations and improvements from 2023-2025.
- Various residents provided feedback on the color palette and suggestions on how to incorporate the standards based on the input of the individual community HOAs.
