4th Quarter Assessment Reminder


The 4th quarter assessments are due in a few days. As most of you are aware, CCMC changed the bank provider from Pacific Western Bank to Alliance Association Bank (AAB) in July 2023. Please ensure you have logged into the new bank portal to set-up recurring payments and/or one-time payments.

Resident Town Hall: 2024 Budget Priorities and Reserve Study FAQ

October 10th & 12th, 2023

A Resident Town Hall meeting will be held via Zoom on:


Tuesday, October 10, 2023, from 6:30 pm - 7:30 pm


Thursday, October 12, 2023, from 6:30 pm - 7:30 pm


These meetings have been scheduled to provide homeowners with the proposed areas of focus for the 2024 budget as well as reviewing frequently asked questions about the reserve studies performed earlier in 2023.


If you cannot attend either meeting but have some questions you would like answered, please email info@myholbrookfarms.com. The questions will be reviewed and answered, if applicable, during the FAQ portion of the meetings. If you are able to attend the meeting, please register beforehand using the button below.


Management will send a summary of the town hall for those who may not be able to attend.

Harvest Festival

Submit pictures of your decorated yards to info@myholbrookfarms.com by October 24 to be entered into the contest.


The winner will receive a gift card, yard sign, and will be recognized in the October newsletter.

Open Board Meeting

October 30th, 2023

When: Monday, October 30th, from 5:30 - 6:30 p.m.

Where: Zoom


The Association holds Open Board Meetings pursuant to the Master Declaration of Covenants, Conditions, and Restrictions for Holbrook Farms. The 2024 Budget will be reviewed during this meeting.


Please register before the meeting. This will allow for HOA management to plan accordingly.

Landscaping Reminders


The beauty of Holbrook Farms exists not only through its natural location but the Community Wide effort of maintaining and improving its landscape.


Management has observed community-wide trends of what appears to be missing street trees and absent plants and shrubs in non-sodded areas of residents' landscape. The following deadlines have been provided for each landscape concern.


Missing Shrubs and Plants - October 1st

Lehi City Landscape


Lehi City is responsible for maintaining various landscape areas throughout the community. These are typically along the cinderblock walls.


If you have concerns regarding landscape, maintenance, etc., on Lehi City property, you can report your concern on their website.

Holiday Lights & Decor


Exterior permanent lighting is trendy, and many neighbors in Holbrook Farms have it installed on their homes.


As a reminder, there is a difference between permanent lighting and temporary lighting. Permanent lighting must be professionally installed underneath the eaves of your home, shielded and downward facing.

 

Temporary lighting can also be professionally installed; however, these are generally bulbs placed on the edge of your eaves and can be seen from the street. 


If you would like to install permanent lighting, please complete the application beforehand by clicking the link below.


A friendly reminder that decorations can be put up thirty (30) days before a holiday and must be taken down thirty (30) days after the holiday.

Parking


As a friendly reminder to all residents, long-term common area parking and street parking is strictly prohibited within Holbrook Farms. If you are concerned about a vehicle parked on a private street (indicated by a blue street sign), please contact management and include the location of the vehicle and a picture. If you are concerned about a vehicle parked for over 48 hours on a city street (indicated by a green street sign), please contact the Lehi City Police Department 385.201.1005.

Landscaping/Construction Reminders

Now is the time to wrap up your summer projects! This summer a lot of residents had the opportunity to change and improve their property. Management has observed community-wide trends of what appears to be piles of construction/landscaping materials on the street and residents' property. We kindly ask all residents to remove the construction/landscaping piles from their property/ the street by October 9th.


In addition, make sure to complete a design application for the DRC to review and approve prior to starting your project.

Design Review Process

Now is a perfect time to install landscape and make any architectural changes to your home before winter arrives. Any modifications to the exterior of the home must go through the Design Review Process. This process includes completing an application, questionnaire, and site plan.


As a reminder, all homes are required to have landscape installed within 9 months of closing.
