Spring Home Maintenance Checklist

Interior:

  • Change HVAC air filters.
  • Clean and inspect window screens for damage.
  • Check for moisture in the basement and crawl space.
  • Inspect air-conditioning system.
  • Trim brush around the unit and clean coils if necessary.
  • Inspect washing machine water hoses for cracks and dryer vent for lint buildup.
  • Inspect air ducts for mold, allergens or debris.
  • Check sump pump is in working order.
Exterior:

  • Inspect gutters and downspouts for damage and debris.
  • Trim trees and shrubs near the house.
  • Inspect caulking around doors and windows for damage or wear.
  • Inspect wooden decks, railings, windowsills, and steps for rot.
  • Pressure wash patios, decks, driveway/walkways, and outdoor furniture.
  • Inspect outdoor sprinkler heads for damage and leaking valves.
  • Inspect and tune up lawn maintenance equipment.
  • Clean debris from foundation vents and window wells.
  • Inspect for pests outside your home.

The seller’s housing market is quietly shifting to a buyer’s market, with seller concessions making their 2022 debut. Higher interest rates are taking many buyers out of the market, leaving more homes up for grab with less competition. This shift has sellers lowering their prices and offering concessions to get their homes sold. A popular seller’s concession is the 2/1 Buydown because it reduces the buyer’s interest rate by 2% the first year and by 1% the second year for a very reasonable seller concession.

The real estate market in January 2023 showed a decline in certain areas compared to the same period in 2022. New listings decreased by 8.8% from 136 in January 2022 to 124 in January 2023. Pending sales also decreased by 13.2% from 144 offers accepted in January 2022 to 125 offers accepted in January 2023. The number of closed sales also decreased by 30.6% from 121 closings in January 2022 to 84 closings in January 2023.
In terms of inventory, there was an increase to 4.0 months in January 2023, and the total market time increased to 70 days. The average sale price also decreased by 2.3% from $316,400 in 2022 to $309,100 in 2023, while the median sale price decreased by 7.9% from $299,000 in 2022 to $275,500 in 2023.
