JANUARY SINGLE FAMILY HOME SALES

January home sales for lower Fairfield County totaled 167, down 41% from December 2024 and almost equal to January of 2024. No significant changes in the median sale prices or median selling price per square foot. Time to sell averaged around 30 days and sale prices are still well over the asking in most cases averaging about 102% due to low inventory levels. Sales above $2.0 million accounted for about 23% of the total. Sales below $1.0 million accounted for about 43% of the total.
