February 2023 Home Sales

Home sales in lower Fairfield County for February totaled 113 in the towns listed below. This was a 35% drop from January and a 45% drop from February 2022. The time to sell a home averaged about 51 days, a bit longer than the last few months. Conditions remain positive for sellers but challenging for buyers who are faced with extremely low inventory. Bidding wars are still happening on well priced properties but the average sale price is about 97% of the asking. Sales above $2.0 million accounted for about 14% of the total and sales below $1.0 million accounted for about 55% of the total.

US home sales are down to the lowest level since 2020. "Home sales are bottoming out. Prices vary depending on a market's availability with lower priced regions witnessing modest growth and more expensive regions experiencing declines." Chief Economist for NAR, Lawrence Yun.
