All about Home Inspections...
Yes, you need a home inspection. A completed home inspection by a licensed, professional home inspector is an essential step toward buying a home. Here are some common questions and answers:

What does the inspection cover?
An inspection will examine the physical condition of a home, from roof to foundation. It will also look at a property's systems (e.g., heating, A/C, electrical) and any other structures (e.g., garage, shed).

Can't I do the inspection myself?
We recommend hiring a licensed, professional home inspector. Not only do they have expertise in different aspects of home systems and construction, but they also offer an independent, unbiased perspective.

How much does an inspection cost?
The price will vary depending on the inspector, property and any additional inspections (e.g., radon), but you can count on a minimum of a few hundred dollars. It's a small sum to pay for the information and insight it provides.

Do I need to be there for the inspection?
While you do not technically need to be there, it is certainly worthwhile to attend the home inspection. This allows you to engage with the home inspector, ask questions and get a better understanding of a home's condition and workings.

What do I do if the inspection reveals problems?
Depending on what the inspection reveals, you may be able to have the home's seller complete repairs or renegotiate the sales price. You might also decide that a home is more than you're prepared to take on, and that you should withdraw your offer.
