2020 was an unusual year and one that many are happy to leave behind. The housing market had a nice boost after years of lagging, but there are many social and economic changes, and a new year is just beginning.

In lower Fairfield County, sales for December were 527, up from November by 59. The median selling price was up in several towns, and most properties are selling at or very close to the asking prices. Sales above $2.0 million accounted for about 14%, a bit higher than normal, and sales below $1.0 million were at 55%, slightly lower than normal. Inventory levels are down significantly but will start rising in January.
