Built in 1984 and situated on a quiet cul-de-sac near Linway Terrace Park, this spacious four-bedroom, 4½-bath home spans nearly 4,800 sq ft across three finished levels.

Inside, you'll find an open-concept layout—perfect for both family living and entertaining. The dramatic family room impresses with its cathedral ceiling and large windows overlooking the private, landscaped backyard and stone patio.

Surrounded by windows, this cozy corner invites natural light to flood the space, creating the perfect setting to start the day. Whether you're enjoying a quiet moment alone or sharing breakfast with family, the warm ambiance and scenic backyard views make it a true highlight of the home.

The formal living room, dining room, private library, and powder room offer refined yet functional living spaces, each thoughtfully designed to balance elegance with everyday comfort.

Upstairs, the luxurious primary suite features vaulted ceilings, a cozy fireplace, a serene sitting area, and a spa-like bath designed for ultimate relaxation.

Julia, the realtor, shared her experience of working with our team:

I've had the pleasure of partnering with Staged Interior for over 20 years, and they’ve consistently gone above and beyond. Their professionalism, responsiveness, and attention to detail make the staging process effortless. Even when unexpected challenges arise, the Staged Interior team is quick to step in and resolve them with care and efficiency. You can tell they genuinely care about showcasing each home at its very best. I always feel confident recommending them!"

Why Staging Made All the Difference:

With thoughtfully chosen furniture and intentional styling, we highlighted the home’s open layout, beautiful natural light, and easy indoor-outdoor flow. It wasn’t just staged—it was brought to life in a way that helped buyers immediately picture themselves living there. From the moment it hit the market, it was ready to impress.

This success shows how powerful professional staging can be in creating that “wow” factor buyers connect with right away. Big congrats to the sellers—and to our team for making it happen!

TRICK OF THE TRADES

The Apple Cider Vinegar Hack for Staging Bottles

When it comes to staging, it’s all about the little details that make a big visual impact—and that includes even the bar setup! Whether you’re styling a bar cart, open shelving, or a swanky built-in wet bar, displaying beautiful bottles can instantly elevate the space and add a touch of luxury. But what if you don’t want to use real alcohol, or the original bottles are empty? That’s where this clever trick comes in.

This pantry staple is our go-to when staging bar scenes or built-in displays. It mimics the warm amber tones of whiskey, bourbon, or cognac perfectly—without the need to stock expensive (or breakable) bottles of actual alcohol.

How to Do It:

  • Save a few stylish or vintage-looking liquor bottles (you can thrift or upcycle them!).
  • Rinse them well and let them dry.
  • Fill them with apple cider vinegar to create that golden-brown liquor look.
  • Pop the original cap back on (or use a sleek stopper), and voilà—your bar display looks full, refined, and intentional.

This trick helps keep your staging cost-effective, safe, and beautiful. No one needs to know it’s vinegar—they’ll just see a chic, curated bar moment that feels both aspirational and attainable.

BEHIND THE SCENES

A Custom Shopping Trip for Standout Staging

At Staged Interior, every project is personal—and sometimes, that means hitting the stores with intention and a very specific color palette in mind. This month, our team rolled up our sleeves and took on a fun and focused mission: sourcing color-coordinated decor tailored for several properties—all with distinct styles, vibes, and requests from our clients. We spent the day curating pieces that not only complemented each home’s unique architecture but also aligned with our clients’ visions.

This kind of customized shopping isn’t just about “pretty things.” It’s about understanding how color psychology, design cohesion, and lifestyle cues come together to create a home that feels right the moment you walk in.

It’s a lot of running around, a little caffeine, and a ton of creative energy—but when we see it all come together in the final staging? 100% worth it.

Stage It to Sell It

Why Staging Should Be Your Top Investment in Today's Market

In the current buyer’s market—where homes are taking longer to sell and unsold inventory is up over 20%—staging can be a game-changer. According to Berkshire Hathaway HomeServices, staging paired with professional real estate photography helps showcase your home’s charm, inviting buyers to envision themselves living there. This isn’t just fluff—staged homes on average sell 73% faster, and for 5–10% more, compared to unstaged listings. That means on a $600K home, staging could bring in an extra $30K–$60K and significantly reduce “days on market.

Staging isn’t just decoration—it’s a strategic tool. By emphasizing your home’s best features, enhancing online appeal, and making emotional connections with buyers, you're positioning your listing to beat the competition. In today’s market, staging isn’t an optional extra—it’s essential.
