DID YOU KNOW?
Malls are so last century. The sprawling Stonestown Galleria is set to be redeveloped into an urban neighborhood with thousands of units of housing, playgrounds and a pedestrian-friendly main drag. The Board of Supervisors approved the plan, which will include 3,500 new residential units in buildings ranging from four-story townhomes to 18-story towers, including a 200-unit “senior village.” It will include six acres of parks, a town square and a plaza to host the neighborhood’s farmers market. About 20% of the housing will be below market rate.
The Richmond and Sunset have always been chockablock with some of the most diverse and exciting food, and some new spots are continuing the trend with global flair. From Korean egg drop sandwiches to Yunnanese rice noodle soup, crispy crackling porchetta to bistro fare from the south of France, the Western Neighborhoods have staked their claim as the preeminent destination for dining right now.
Up on the north side, Presidio Tunnel Tops park will soon be home to a multihyphenate all-day café-food hall-bar-market called The Mess Hall. Specifics are scant just yet, but the project has some power players associated with it, with Peter Serpico (formerly of the Momofuku empire) driving the development of the food concepts and Los Angeles bar owner Zach Negin on drinks duty. Look for both made-to-order food as well as items to take away and enjoy the sweeping views.
| How’s the market? The median house sales price in Q2 2024 rose 6% from Q2 2023, while the median condo sales price declined by 2.5%. That said, homes selling for $3 million+ jumped 29%, and $5 million+ sales soared 54%. Overbidding percentages hit their highest readings, and average days on market their lowest readings in 2 years. The number of price reductions declined year over year. Very affluent households have been playing an outsized role in the housing market since late 2023 (when financial markets began their rebound). | 3 BR | 2 BA | 1,474 SQ FT | LAKE SHORE | $1,000,000 | We met our clients at an open house several years ago. They were in no great rush, and so an extended period of shopping kept them attuned with the market. They stayed ready so they could move quickly (always a good idea in San Francisco.) Having lived on the western end of the city for decades, they kept their focus there. With their family on the grow, the need for more space compelled them into action. Ultimately, they decided that the condo complex where they currently own meets all their needs, so when a larger unit became available they jumped into action. Thanks to a clean offer and promise of a quick close (just one week!), they won in a multi-bid situation. | |

| Lake Shore occupies the very most southwesterly corner of San Francisco. It's notable for being a comparatively large district with relatively few homes. Aside from the original tracts south of Sloat Blvd and some condo towers along the lake, the bulk of the land in Lake Shore is undeveloped, This makes the area desirable, with access to open space and nature. Lake Merced is the centerpiece, with the San Francisco Zoo, Golden Gate Recreation Area and dog-friendly Fort Funston offering plenty of space to stroll, bike, and observe nature. There are also three golf courses. Karl the Fog pretty much lives here full time, though, so dress accordingly. | Things to Consider When Hiring an Interior Designer | When moving into a new home, it can be daunting to wrap your head around how to design and beautify your space.
