Volume 151 | May 20th, 2025 | | Artificial Intelligence Has Invaded Real Estate | |
As with almost every sector of life, Artificial Intelligence has successfully crept its way into the Real Estate industry. Some of its applications and uses make sense, and can help agents (or brokerages) efficiency, but in my opinion most agents are using it the wrong way, and for the wrong purposes. Again this is just my dumb opinion, so please keep that in mind, but I continue to hear and see instances where lazy agents are letting the

computer think for them. There are a ton of harmless examples of this, such as when agents let A.I. write their listing descriptions for them, which I think only hurts the agent as it allows them to take a shortcut that ultimately erodes their own writing skills. You might be thinking to yourself, "What's the big deal?", but in our current environment where the majority of the general public already thinks real estate agents are unnecessary and lazy, this is yet another drop in the ' Agents Suck Bucket'. And sure, some people won't even be able to tell if you're using A.I. or not, but others will, and it becomes fairly obvious if you know what to look for (such as an overabundance of dashes and hyphens). An artificially manufactured listing description is mostly harmless, but relying on the rigid, automated process of a machine to help you communicate, or even worse, negotiate, can lead you down a dark and twisted path rife with pitfalls and heaping dollops of liability. One story I heard in the office this week took place on this treacherous path. An agent who was representing the buyer (not the agent in my brokerage), simply plugged their General Home Inspection into an A.I. prompt which then spat out a few paragraphs that summarized the inspection report. That sounds great in theory, but for some reason this agent didn't proofread the work and just emailed it over along with a price reduction request of $70,000! Once our agent received the email, it was blatantly obvious that the request and explanation were inherently flawed, and littered with false information. As one can imagine this violently rocked the boat, bruising egos along the way, to the point where both parties threatened to cancel the sale. Luckily, our agent stepped up and was able to get everyone back on the same page and after some lengthy back-and-forth on the matter, they were able to land on an agreement to do a small price reduction and kept the deal together. Very long story short, there will always be some shiny new technology that will grab your attention and promise to make your life easier, but we cannot forget that most of the time, shortcuts have consequences, and you might need to ask yourself, are you comfortable taking shortcuts when it comes to buying or selling the most expensive asset of your life?

- Pending properties dropped this week, down five spots to 52.
- 23 properties closed escrow this week, five less than last weeks mark.
