All homeowners' payments are due on the first of the month. ICHA is changing the grace period date from the 15th of the month to the 10th of the month, meaning that payments received after the 10th of the month will incur late fees.

University Hills residents who keep their yard and home in good shape report higher satisfaction living in University Hills, according to an analysis of the 2022 University Hills Community Survey by demographer and Uhills resident Ken Chew.
Deferred or delayed home maintenance has been an issue in Uhills since at least the early 2000s, when a substantial share of homes crossed the 15-to-20-year-old mark. A few resale buyers began receiving homes in particularly poor condition, and residents began complaining about neighborhood eyesores. To get a more detailed picture of what was going on, ICHA included a series of questions about deferred maintenance in the 2022 Community Survey. Here are some of the findings:
- A strong majority of respondents (79%) agreed that deferred maintenance was at least “somewhat of a problem.”
- An even larger proportion said the upkeep on various aspects of their own dwelling, and of housing units on their street, was adequately, if not very well, maintained.
-
When homeowners were asked if they would support or oppose increased enforcement of maintenance requirements, they were split, with 40% in favor, and 60% against increased enforcement.
| |
Further analysis shows:
- Homeowners had similar levels of concern about deferred maintenance whether they were pioneers or newcomers to University Hills.
- Homeowners had similar levels of concern across the spectrum of home designs, density and age.
- Homeowners rated themselves similarly to how they rated their neighbors.
- Respondents who reported higher levels of community engagement (knowing their neighbors, or taking part in University Hills activities) were more generous in rating their neighbors.
- Homeowners who rated their own and their neighbors’ property upkeep as adequate or better were also more likely to be satisfied with the general experience of living in University Hills.

Let's Cooperate to Prevent Mosquito Breeding and Avoid West Nile Virus! | This video demonstrates household habits that help prevent mosquito breeding |
Orange County Mosquito and Vector Control (OCMVC) has recently collected samples of both Aedes aegypti and Culex quinquefasciatus mosquitos in University Hills. These mosquitos can carry West Nile virus, however no West Nile was found in samples taken in Uhills. The explosion of the Aedes mosquito population is very concerning. This new mosquito is a daytime feeding variety and has adapted to household living, reproducing in standing water, yard drains, pot saucers, animal water bowls, plants rooting in water and even toilet brush stands. This ankle biter is so adept at following human scent and Co2 from our lungs that it waits near doors and screens to rush inside when opened. Aedes can breed year-round. Cool weather can slow the spread, but eggs can sit dormant until the weather warms. County Vector Control will be embarking on a sterile male release program in 2023 (see Classical Sterile Insect Technique SIT for more Information). In the interim, visit the attached links to see how your individual efforts can help minimize infestation in our community areas.

Catalytic Converters, A/C Maintenance, Bulk Items | |
|
Catalytic converters thefts have jumped in recent years. Protect your car by installing a prevention device, having your converter engraved with your VIN number and more. See the full tip sheet from the California Department of Consumer Affairs.
A very important maintenance note: If you do not use your A/C on a regular basis, run your A/C for 10 minutes once a month, this will ensure your system runs properly when you do need it. A/C coolant also functions as lubricant for moving parts. Running the A/C ensures that lubricant is distributed efficiently.
Renters: Large, oversized, bulky items should not be placed in the trash bins. Please contact the Rental Department at 824-6254 to arrange for a special pick-up. Please break down cardboard boxes before discarding.
Homeowners: Waste Management provides four free curbside pickups for oversized items per year. Contact WM at (888) 904-8168. Condo owners who have bulky items that they would like picked up should contact Kim Hockings at kim.hockings@icha.uci.edu and not leave items in the trash enclosures.
