Project Updates: Area 12 & Los Trancos Pool & Park Renewal


Construction of the Area 12 Townhomes is progressing well, with the first homes on schedule to be finished this year. At their January meeting, the University of California (UC) Regents approved the construction of an additional 82 for-sale townhomes to be located across the street on the west side of Los Trancos Drive. Alongside the new development, ICHA will begin renovating the Los Trancos Pool & Park in Fall, 2025. We are excited to share the draft plan of the new park (click here to view). Thanks to everyone’s help with the community survey, the Los Trancos Pool and Park will include:



  • New pool building with larger restrooms and showers
  • Larger spa
  • Larger patio with barbeques and ample seating
  • New play area
  • Kids splash pad
  • Retention of mature trees

Congratulations, Newly Elected Homeowners' Representative Board Members!

The Homeowners' Representative Board (HRB) would like to thank all residents who voted in the 2025 University Hills HRB Election. This year, 17% of the community voted (206 ballots submitted of 1,225 eligible households) for three open positions (the campus recently decided to exercise its right to name the campus architect to the seventh seat on the HRB). The new Board will include: Randy Crane, Mack McCoy, Gerald Parham, Susan Pearlman, UCI Campus Architect Brian Pratt, Laura Stearns and Hobart Taylor. Thank you to outgoing Board members Brad Conley and Chrissy McCormick for their long running service to our community. Congratulations to all new and continuing Board members.

The 2025 University Hills Community Survey has been completed (a special thank you to all Uhills residents who participated in the survey). This is the third Community Survey we have conducted (the first Community Survey was done in 2019, prior to the arrival of Covid-19). View 2025 survey results by clicking on the links below.



We collected a great deal of data during the survey run, January 30 - February 28. Questions range from basic demographics and satisfaction, to favorite events and community groups, to home maintenance and neighbor familiarity. As usual, we tailored different versions of the survey to homeowner and renter audiences. The homeowner survey includes questions 7-14 for those identifying as retired/emeriti; the renter survey asks about using the resident portal (Q9).


Our resident demographer Ken Chew, Professor Emeritus, Urban Planning & Public Policy, is analyzing the survey submissions and comparing them to 2019 and 2022 data. Results will be shared with the entire community in a series of articles and graphics in these quarterly ICHA newsletters and of course published on icha.uci.edu. Thank you again to all who participated!

New ICHA Website


We are excited to announce our newly designed and improved icha.uci.edu website, which is live as of today. The site was initially developed to improve accessibility for people with disabilities. However, the new design also opened an opportunity to take a look at the flow of information, and how we could make it easier for our future and current residents to find what they were looking for. We invite you to peruse the new icha.uci.edu, and don't hesitate to email barbara.correa@icha.uci.edu if you're having trouble finding something. A website is never really finished, and we welcome ways to keep improving!

ICHA Rental Office Hosts Resident Coffee Events

The ICHA Rental Team would like to thank everyone who joined us this past fall and winter for our resident appreciation events. During the months of November and December, we hosted two complimentary coffee cart events for our residents. The community members were able to meet and engage with our Rental team while enjoying a variety of gourmet made-to-order coffee drinks and hot chocolate from a local coffee cart vendor. We look forward to hosting more resident events in 2025.

Catalytic Converters, A/C Maintenance, Bulky Items

Catalytic converter thefts have jumped in recent years. Protect your car by installing a prevention device, having your converter engraved with your VIN number and more. See the full tip sheet from the California Department of Consumer Affairs.


A very important maintenance note: If you do not use your A/C on a regular basis, run your A/C for 10 minutes once a month, this will ensure your system runs properly when you do need it. A/C coolant also functions as lubricant for moving parts. Running the A/C ensures that lubricant is distributed efficiently.


Renters: Large, oversized, bulky items should not be placed in the trash bins. Please contact the Rental Department at 824-6254 to arrange for a special pick-up. Please break down cardboard boxes before discarding.

Homeowners: Waste Management provides four free curbside pickups for oversized items per year. Contact WM at (888) 904-8168. Condo owners (Schubert condos only) who have bulky items that they would like picked up should contact Kim Hockings at kim.hockings@icha.uci.edu or Nina Salcedo at Nina.Salcedo@icha.uci.edu and not leave items in the trash enclosures.
