As we celebrate National Homeownership Month, it is a perfect time to reflect on our vital role in helping Iowa families build long-term wealth and stability. While our mission remains unchanged, navigating today’s shifting landscape requires us to elevate our approach and maximize every lead.
The Iowa Market and Current Challenges
We enter the summer of 2026 in a balanced market. Mortgage rates have established a steady baseline in the mid-6% range (6.3%–6.5%) for a 30-year fixed-rate mortgage. While this stability is welcome, the “rate lock-in effect” keeps inventory tight under the $350,000 threshold, where homes still move quickly. The good news is Iowa remains the 11th most affordable housing market in the country relative to what residents earn, according to the Common Sense Institute. However, buyers face two distinct hurdles:
- Payment sensitivity: Beyond rates, secondary costs are squeezing buying power. Iowa ranks 10th highest for property taxes, which consume an average of 19% of a homeowner’s monthly payment. Combined with rising insurance premiums, debt-to-income ratios are being pushed to the brink.
- The “ghosting” trend: Cautious buyers are stalling or walking away late in the process when unexpected liabilities or underwriting hurdles surface.
Mastering the “Perfect” Application
In a lower-volume market, we cannot afford to lose a single transaction to preventable documentation issues. Taking a complete Uniform Residential Loan Application is not just about filling boxes, it is investigative work. To ensure clean preapprovals and fewer closing-week surprises, focus on these critical details from day one:
Verify income structure – Do not rely solely on year-to-date gross income. Confirm whether pay includes bonuses, commissions, fluctuating hours or overtime. If so, follow income calculation rules for variable income when determining qualifying income.
Uncover invisible debts – Credit reports do not catch everything. Ask borrowers directly about private loans, child support, alimony, debt management plans, collections, judgments or Internal Revenue Service (IRS) payment plans. Also, scan bank statements for buy now, pay later activity, including recurring payments to services such as PayPal or Venmo.
Source asset deposits early – Large, unverified deposits can derail deals. Ask immediately whether any part of the down payment is coming from cash, a gift or a recent asset sale. If using a qualified gift, initiate the required documentation on day one.
Leverage local programs – Boost affordability by screening every buyer for Iowa Finance Authority down payment assistance, other city or local nonprofit options, and U.S. Department of Agriculture Rural Development eligibility in rural communities.
Looking Forward
The originators who thrive this summer will act as financial advisors, not order-takers. By securing a complete, accurate application at the start, you protect your pipeline, build stronger trust with realtor partners, and help borrowers close with confidence.
Thank you for your dedication to the IMA. Let’s make this National Homeownership Month a highly successful one.
