IMPORTANT PAINTING SCHEDULE REMIDER


Majestic Owners:

Paul, Danny, Mary, their talented staff, and our dedicated security officers have worked tirelessly to repair, reopen, and maintain control of Majestic Beach Towers since Hurricane Michael exited our area. We owe them all our deepest gratitude. Many of them have suffered damage to their homes, and have family members with needs more pressing than ours. We are honored by their presence at work. Please be sure to thank each and every one of them when you see them.

Now that Majestic Beach Resort is open, the building is beginning to fill up quicky. As I have mentioned in previous posts, the decision has been made to continue with the painting of the buildings per the schedule that has been published since the summer.

Because we have a contract with Valcourt, their workers went back to work on Monday following the storm. If we were to discontinue the painting, we might not be able to find another contractor for a very long time and the new price would undoubtedly be significantly higher. Plus, this in the only time of the year when the weather is generally cooperative for such a big project.

As you know, an important part of the project is the recoating of the breezeway floors.

Valcourt recoats breezeways 6 floors at a time. Once the process begins, each recoated breezeway has to remain closed for 7 days. During this period, no one can occupy any unit or enter onto the breezeway for any reason.

We recognize that with all of the storm related rentals going on, this is going to cause greater inconvenience to our owners, their management companies and rental guests than would have been otherwise experienced without the storm.

Please be sure to coordinate this information with your management company and rental guests. We don't want to get into a situation where someone has to be forced out. Again, there can be no exceptions. Otherwise, the whole system will fall apart.

Please keep an eye on the Association's website for any changes to the schedule. Once internet service is restored, Owner Services will also blast updates of any changes.

As a remider, following is the current schedule for breezeway closures = dates that all units on a given floor must be unoccupied:


TOWER I

FLOORS 18, 19, 20, 21, 22, 23 - Complete. No further closure anticipated.

FLOORS 12, 13, 14, 15, 16, 17 - Were prepped on Monday 10/15/18 and painted on Tuesday 10/16/18, will reopen Monday 10/22/18.

FLOORS 6, 7, 8, 9, 10, 11 - Will close at 9:00 AM on Monday 10/22/18, will reopen 10/29/2018.

FLOORS 2, 3, 4, 5 - Will close at 9:00 AM on Monday 10/29/18 and will reopen on 11/5/18.


TOWER II


FLOORS 18, 19, 20, 21, 22, 23 - Will close at 9:00 AM on Monday 11/5/18 and will reopen on 11/12/18.

FLOORS 12, 13, 14, 15, 16, 17 - Will close at 9:00 AM on Monday 11/12/18 and will reopen on Monday 11/19/18.

FLOORS 6, 7, 8, 9, 10, 11 - Will close at 9:00 AM on Monday 11/19/18 and will reopen on Monday 11/26/18.

FLOORS 2, 3, 4, 5 Will close at 9:00 AM on Monday 11/26/18 and will reopen on Monday 12/3/18.



Here is an update on the current status of the resort:

All units in both buildings have been checked, unless the Association does not have access to your unit. No internal damage or standing water was found in any unit. Other than the air conditioners that were blown over by the wind (those owners were notifed by individual emails), it appears that most air conditioners are working. However, the Association did not check operation or keep records of every air conditioner.

Tower II Crosswalk Bridge remains closed for the forseeable future. Please use the Tower I Crosswalk when traveling from the parking deck to all units.

Luggage carts are now available and are being signed out by security at the north entrance to the Activities Building using procedures already in place.

Cable TV is now working.

Our internet provider advises that the fiber optics network was heavily damaged and will take a while to repair. They are researching a "work around", but as of this writing they haven't given us a time frame for restoration of internet.

All onsite telephones are now working. Until internet is resotored, please call Owner Services at 850-563-1017 with any questions/requests.

All Tower I pools are now open.

Tower II indoor pool is open. Tower II outdoor pool and hot tub are closed, but will reopen in 2-3 days.

All boardwalks to beach are open.

WARNING: DO NOT WALK BAREFOOTED ANY WHERE IN OR AROUND MAJESTIC BEACH RESORT, INCLUDING BREEZEWAYS, BALCONIES, LOBBIES, POOLS, POOL DECKS, BOARDWALKS, BEACH, PARKING AREAS, ETC. SHARP OBJECTS MAY BE LAYING ON THE SURFACE OR EMBEDDED IN THE SAND

A "BOIL WATER" NOTICE REMAINS IN EFFECT FOR PANAMA CITY BEACH. USE BOTTLED WATER FOR DRINKING, TOOTHBRUSHES, ETC. USE BAGGED ICE.

SIGNS HAVE BEEN POSTED AROUND THE RESORT NOTIFIYING RENTAL GUESTS TO EXPECT REQUESTS FROM ADJUSTERS, INSPECTORS, ETC. TO ENTER UNITS. ENTRIES INITIATED BY THE ASSOCIATION WILL BE ACCOMPANIED BY A SECURITY OFFICER. PLEASE BE ON THE LOOKOUT FOR SCAMMERS PRETENDING TO BE ADJUSTERS OR CONTRACTORS.


ANNUAL MEETING: THE ANNUAL MEETING IS STILL SCHEDULED FOR NOVEMBER 3RD AT 10:00 AM. BECAUSE WE ARE SPENDING SIGNIFICANT SUMS OF MONEY TO RESTORE THE RESORT TO ITS PRESTORM CONDITION AS QUICKLY AS POSSIBLE, THE FRIDAY EVENING DINNER WILL NOT BE HELD THIS YEAR AND THOSE FUNDS WILL INSTEAD BE APPLIED TOWARDS PURCHASE OF MATERIALS NEEDED FOR REPAIR. MANAGEMENT IS LOOKING INTO A SCALED DOWN SOCIAL EVENT WITH CASH BAR AND LIGHT APPETIZERS. MORE ON THIS LATER....

AT THE MOMENT, WE ARE UNABLE TO ESTIMATE THE TOTAL COST OF REPAIRS, BUT WILL REPORT THE COSTS TO THE OWNERS AS SOON AS PRACTICAL.
