We hope that you and your family are doing well. As you know, for several months dating back to last year’s Annual Owner’s Meeting, we have been discussing the upcoming painting and waterproofing project at Majestic Beach Towers. In June of this year we announced that, after a nearly two year specification development and bid process, Valcourt Building Services, Inc. was awarded the project contract. Since then, we have worked closely with Valcourt to develop the schedule. The purpose of this letter is to provide you with the preliminary project schedule, which will begin on August 20, 2018, and is currently scheduled to conclude in February, 2019. 

Painting and waterproofing is one of, if not the, most important capital projects that our property experiences every 7-8 years. It is not only vital to maintaining the aesthetic quality and appearance of Majestic Beach Resort, but more importantly it contributes to protection and preservation of the structural integrity of the buildings. We realize that a project of this scope and magnitude will create a number of unavoidable inconveniences. Furthermore, we understand many of you already have reservations on the books during the period that the work is scheduled to take place. Our goal will be to minimize the disruptions. The schedule and accompanying drop layout will allow you to follow the different stages of the project, and particularly when your unit will be impacted. With all that having been said, in order for this project to be successful and to be completed in an efficient manner we will need the cooperation and assistance of every owner and their rental management company.

Your Board of Directors strive to maintain Majestic Beach Resort as one of Panama City Beach’s premiere beach destinations. That begins with the overall appearance of the buildings and grounds. With the Front Beach Road CRA Project scheduled to wrap up next year, along with our painting and waterproofing project, we are confident that this will only add to overall quality and desirability of your property. We ask for, and appreciate, your patience and understanding during this necessary (but complicated) project.
