FIRE RESTRICTION UPDATE - BE CAREFUL!
As of 11/16/2020, statewide fire restrictions are no longer in effect. However, at this time of year the ban could be put back into effect at any tim e. We strongly advise caution. Please check the Colorado Division of Fire and Prevention Control at: https://www.colorado.gov/pacific/dfpc/fire-restriction-information, for current information. Colorado is still in a mega-drought and the environment is dry so wildfires are still possible. Elk Meadows could be a tinder box in some parts and fires are risky. Just a reminder that under our by-laws burning trash is not allowed at any time. Please be responsible, our homes and loved ones depend on our diligence.
CONSTRUCTION BY-LAWS & REGULATIONS
We have many new neighbors in Elk Meadows and new construction is happening. Our by-laws and regulations can be found on our website, but here are a few reminders in case anyone is planning to build anything.

Elk Meadows must comply with Ouray County ordinances, as well as our own declarations, rules and bylaws. All buildings that are not sheds (by County definition) must have an Ouray County building permit. Only tool or storage sheds and playhouses under 200 square feet do not need a permit. A playhouse is a structure that does not have any utilities such as plumbing, heating, stove, refrigerator and is not used as a living space. Even a gazebo needs a Ouray County building permit.

We ask that all building plans be presented to the Board before building starts. We urge anyone planning to build anything on their property to tell their neighbors their plans and get their approval. We have learned from experience that informing your neighbors before structures suddenly appear avoids complaints later. Please consider your neighbor’s views and how the structure may or may not obstruct their view.

We also encourage neighbors to discuss issues among themselves in a friendly fashion. Many conflicts can be resolved without involving the HOA.

Our Declaration and By-laws (Governing Documents) have been updated recently so we follow the current versions. Some homeowners may have installed buildings or containers before our Governing Documents changed so they may have been grandfathered. Still, if there is an issue about anything please discuss it with your neighbors first.
If the BOD needs to get involved, you may reach the Elk Meadows Board of Directors at emhoa.secretary@gmail.com. For issues that need County involvement, here is a link to the "Ouray County Citizen Complaint Form", which can also be found on the Ouray County website.

The Board is also aware of some properties that are out of compliance and we are working with our attorneys to resolve those situations. It is a slow process and results are not always instantaneous but be assured the Board members, who are also your neighbors, are working to correct these issues.

Please be part of the solution - not part of the problem!!
VOLUNTEERS NEEDED!!

We have new signs!
We need volunteers to help put them in place. Please contact emhoa.secretary@gmail.com to volunteer your services.
~ ~ ~ IMPORTANT UPDATE ~ ~ ~
COVID-19 CORONAVIRUS
TODAY'S UPDATE
COVID cases are on the rise nationwide as well as Colorado. We have begun a second major wave of Covid cases with 3161 new confirmed cases yesterday of the virus. There has been a total of 2860 deaths. A total of 206,439 cases have been reported so far in Colorado with a total of 1,645,109 people have been tested and 12,836 people hospitalized with COVID-19 in Colorado. This is a HUGE increase from Oct 30 of 1503 new cases that day, 103,000 cases, and 2295 deaths.

This is real folks and it is incredibly contagious. Stay safe and keep your family and friends safe. As difficult as it is, especially during the holidays, gatherings of more than a few people is only going to put you more at risk.

WE CAN BEAT THIS BUT WE ALL HAVE TO WORK TOGETHER TO
MAKE IT HAPPEN!!
Also, PLEASE check on your neighbors. If they are ill make sure they are getting the help they need. A simple phone call or a bag of groceries dropped at their doorstep is a huge help for many people at this time. If you go to the store offer to pick up needed items for those people that are at risk or have family members at risk.

Please remember to wash your hands with soap and water for at least 20 seconds; washing every finger thoroughly as well as top and bottom your your hands.
Please remember social distancing....it works!
It is our only chance at containing this dreaded disease!!
STAY SAFE AND STAY WELL!!

And remember Help your Neighbors and Friends and even New Neighbors you may not know yet!!
Check on them to see if they need errands run and may not feel well enough to do it themselves.
