An iconic 137-acre ranch in the Fryingpan Valley that oozes Colorado rustic charm was sold in late May after 49 years of ownership by the Dallenbach family. I had the privilege of representing the sellers in collaboration with my brother, Tommy Latousek of Mirr Ranch Group. Homesteaded in the 1880's by some of Basalt's earliest settlers, the ranch has been known as the Wooden Handle Ranch since the early 1940s, when it was operating as a resort. Wally Dallenbach Sr., an accomplished Indy car racer, took his earnings from winning the California 500 in 1973 and purchased the ranch in 1974 where he and his wife Peppy went on to raise their family. The ranch is now a popular venue for weddings and special events. The new owners plan to use it for fishing and a retreat.


Although the sale is bittersweet for the Dallenbach family, I'm personally very honored that my clients chose us to find the right buyer to steward this legacy property.

ASPEN


This week, Aspen's median list price is $15,474,500 for single-family homes, averaging $3,350 per SF. Single-family inventory is holding steady around 54 properties. In April, homes averaged 84 days on the market until sale.


Condo/townhome inventory has increased to 52 properties. However, the condo market has shown some evidence of slowing recently and buyers have a slight advantage. This week, the median list price is $3,975,000 for condos and townhomes in Aspen, averaging $3,484 per SF.

BASALT


The single family home market in Basalt has recently resumed tightening. Available inventory has held steady around 11 homes and, due to low inventory, seller's have a slight advantage. This week the median list price for single-family homes is $2,695,000, averaging $1,009 per SF. In April, Basalt single-family homes averaged 137 days on the market until sale.


Currently, the median list price is $2,024,250 for townhomes and condos in Basalt, an average of $1,337 per SF. Inventory has increased to 18 properties and prices have been moving higher in recent weeks. In April, townhomes and condos spent an average of 41 days on the market prior to sale.
