Based on the calls we are getting, there is shock over 2023 assessed values. And WE AGREE! From the listings we have reviewed almost all are well over 100% of market value. Some are even 20% over market value! In the past we took a handful of calls each year, this year is off the charts.


So - what can you do?


If you are in city limits you have until March 16 to appeal. Outside of city limits you have until April 4th. All that is required by the deadline is written notice that you disagree with your assessment and want to appeal. From there they will contact you to view your home and evaluate comps to determine if their assessment is wrong. It goes before the city council and dept of equalization to get approved (or denied).


Why should you do this?


Both to mitigate tax increases AND to correct the system. We talked to the Director and he said the only way to address this is homeowner by homeowner. If you choose to dispute your value you can also choose whether or not you want to show up to the meetings, but we hope the sheer volume of requests will cause them to check their algorithm. If your new assessed value is at or below what you could sell it for, you don't need to dispute it. However, if you feel there is no way you could sell your home for that value you should consider sending a notice.
