Board of Directors Meeting Report
The Board of Directors met on Thursday, June 13, 2019.
They approved two forms:

Standard of Practice 1-7 When acting as listing brokers, Realtors® shall continue to submit to the seller/landlord all offers and counter-offers until closing or execution of a lease unless the seller/landlord has waived this obligation in writing. Upon the written request of a cooperating broker who submits an offer to the listing broker, the listing broker shall provide a written affirmation to the cooperating broker stating that the offer has been submitted to the seller/landlord, or a written notification that the seller/ landlord has waived the obligation to have the offer presented. Realtors® shall not be obligated to continue to market the property after an offer has been accepted by the seller/landlord. Realtors® shall recommend that sellers/landlords obtain the advice of legal counsel prior to acceptance of a subsequent offer except where the acceptance is contingent on the termination of the pre-existing purchase contract or lease. The Advertising and Public Relations Committee reported that the Board will begin a fundraiser to support the Food Bank of the Southern Tier's backpack program and children's summer foods program. There will be a chicken BBQ at the Board Office on August 24, 2019 from 11:00 a.m. - until gone. Dinners will cost $15.00 and all proceeds support the Food Bank's children's programs.

The Board Office will be closed on the following days:

Thursday, June 20, 2019 from 9:00 a.m. - 12:30 p.m. for Bob Spaulding's funeral service.

What to know about
Home Inspections
The Home Inspectors shared guidelines for sellers a few years ago. This information is helpful when you prepare your sellers for a home inspection. Please print and share or email the document to your sellers.
The top three items on this list are:
  1. Secure pets ~ it is very difficult to keep track of pets and conduct a house inspection
  2. Clear items away from inspection areas such as electrical panels, water heater, furnace or boiler, sump pump, washer/dryer etc.
  3. Makes sure that access ways are available

Another consideration is the liability of having several people present at an inspection. It is very difficult for inspectors to keep track of large groups and/or children while conducting a home inspection.
Mid-Year Dues Billing
Your Ithaca Board of REALTORS dues are available on the Membership portal. Payments must be made by 5:00 p.m. June 30, 2019 to avoid fines and suspension of services. 

If you need assistance, please contact the Board Office 

Membership dues, and any other outstanding bills, must be paid by 5:00 p.m. on June 30, 2019 to avoid a $25 fine and suspension of services to your Broker's office.  
NYS Online License Renewal
There has been some confusion with license renewals with the question about CE.

The question that is often answered wrong is: Have you completed the required CE credit or are you exempt?

  • If you have properly completed your CE requirements or are exempt from completing CE, you should answer “YES” to this question.
  • A common mistake for those that are exempt is to answer “NO” and therefore an audit is immediately triggered. 

When this happens, a licensee will have a hard time proving continuous licensure, and will lose his or her exemption from the required CE.

It is on the licensee to prove continuous licensure – the DOS does not maintain these records.
