Latest Developments on the Hope South Campus Worship Center

A Message from the Hope South Campus Building Team:

Great news! The final construction documents prepared by Judd Dickerson Architects, BBM Structural Consultants, Miller Professional Engineering, and Michael Pape Landscape Architects have been completed and submitted to Mark Cook Builders, the Contractor/Construction Manager for our Hope South Campus Building Project.

In June 2024, Mark Cook Builders was approved by the Church Council to be the Construction Manager as Constructor for the Hope South Campus Worship Center. The process for the completion of the construction documents and related matters began at the initial meeting of Mark Cook Builders, Judd Dickerson and Hope’s representatives in July 2024. At that point, Judd Dickerson finalized the revised design development drawings and started the construction document phase. On September 27, 2024, Hope received conditional approval from the Villages Design Review Committee (DRC) for the revised design development plans for the Hope South Campus Building Project, which allowed Hope to finalize the construction plans.

Mark Cook Builders is responsible for developing construction costs related to the Hope South Campus Worship Center and the site development work associated with the Worship Center. This week, the detailed construction documents for the Worship Center have been distributed to a pre-qualified group of subcontractor bidders with the expectation that completed bids will be received during the month of December 2024. The City of Wildwood granted site approval in June 2024 allowing Mark Cook Builders to obtain bids for site development work which includes grading, drainage, utilities, parking areas and access roads. These bids are part of the final construction cost.  By the end of December Mark Cook Builders will review and evaluate all bids and prepare the final construction cost referred to as the Guaranteed Maximum Price (GMP).

The GMP will be submitted to Hope for review. Mark Cook Builders can submit a Building Permit application to Sumter County this week upon receipt of the final construction documents.

If Mark Cook Builder’s proposed GMP falls within the budget approved by the Congregation at the December 2023 Special Congregation Meeting, the Church Council could approve the GMP amendment establishing a guaranteed cost and construction schedule. Final loan approval from Mission Investment Fund (MIF) and the approval of a building permit from Sumter County is required before commencement of construction. It is anticipated that this process will take a couple of months to complete.

Separate from the Mark Cook Builders project work, but interrelated with certain construction activities, Hope has received cost proposals for the Hope South Campus Building Project from (a) All Pro Integrated Systems for the audio, video, lighting and acoustic systems for the Hope South Campus Worship Center; and (b) Advanced Security, Inc. for video surveillance, access control and security system. These cost proposals are under review.
