Dear Member,

As you are likely aware, a Shelter in Place Order has been enacted throughout Monterey County. As a result of this, the MCAR office will be closed for the duration of the order. This does not mean, however, that we will cease providing services to the members. 

MCAR staff will be available for you from the hours of 9:00 AM - 3:00 PM via this number: (831) 200-4226. Please feel free to text or leave a message with anything you may require and we will get back to you within a few minutes. MCAR staff will monitor the line throughout the hours of operation and continue to provide support for lock boxes, key questions and anything else you may require.

Tour:
For the time being, Tour has been cancelled for all areas throughout Monterey County. You will no longer have the option to list properties on tour through MLS Listings. Tour will re-start upon lifting of the Shelter in Place order.

Tech Support:
The MCAR tech support line is still in service and available from the hours of 6:00 AM - 5:00 PM Monday thru Friday, and 6:00 AM - 2:00 PM Saturday via (888) 784-5404.

Education:
Webinars and remote educational offerings are under development and will be made available in the near future. We will announce our first live and interactive video conference later this week. 

Proposed Stay on Evictions:
Monterey County is considering language that would limit evictions of tenants of both residential and commercial properties due to the impacts of the current COVID 19 outbreak. The language has not been finalized and as soon as it is we will notify you. The Government Affairs Team will work with the County supervisors to craft the best language possible. There will be nothing in the language that will relieve tenants of the responsibility to pay rent or for property owners to recover rent owed. For questions please contact your GAD, Scott Dick: (831) 238-0532

C.A.R. just released NEW Coronavirus form

We know many of you are in the middle of, or about to enter into transactions that may be affected by the coronavirus situation. In response to this unprecedented crisis, we are pleased to inform you that C.A.R. has just released a new form called the Coronavirus Addendum/Amendment (Form CVA). It will be in zipForm® tomorrow but in the meantime you can  download it here  and use it in your transactions. The form provides that when circumstances related to the coronavirus are affecting the closing date, the Buyer and Seller agree to extend escrow for a default of 30 days. There is also an optional clause where the buyer and seller can mutually agree to cancel the Agreement and an additional optional clause where the buyer or seller can cancel even after removing the loan contingency if inability to fund is caused by Covid-19 related loss of income.
This form can be used either as an amendment to a contract that is already in place or as an addendum to a contract that has not yet been formed.
