SENTRILOCK REMINDERS

IMPORTANT UPDATES COMING TO SENTRILOCK - MUST READ

SentriLock is enabling an important security feature for the SentriKey® mobile app in late June. This change will provide a higher level of protection against unauthorized access to your lockboxes or mobile app.

What does this mean for you?

Beginning in late June, if users of the SentriKey® mobile app input an invalid PIN more than three times they will be temporarily locked out of their account for a few minutes. To avoid being locked out, after the third attempt, users will be directed to reset their PIN in the app or call SentriLock support for assistance.

What is a simple solution?

To avoid invalid PIN lockouts, we recommend that users enable biometrics (Touch ID or Face ID) in the SentriKey® mobile app. For information on how to do this, please see our mobile phone guide.

What if an agent has forgotten their PIN?

A user can reset their PIN in the SentriKey® mobile app or on the SentriKey® website, using their security questions. If an agent has been locked out, SentriLock support will be able to assist in resetting the PIN.

Third Party Integration Changes

If you generate one-day showing codes through ShowingTime, you will no longer be able to do this as of September 1st. Please review the information below. ShowingTime is a third party product that our MLS uses that can generate these codes. This will be going away in a few months.

On September 1, 2023, SentriLock will no longer provide integrations to third-party products that utilize SentriLock’s One Day Code API.

This will affect any vendor that relies on this API to provide One Day Code-based access to properties using SentriLock’s lockboxes. This means that SentriConnect will be the only approved avenue in which non-users and trusted contacts of the Listing Agent to request one-day showing codes for repairs, inspections, etc.

We understand that time is of the essence, and the priority of your members is selling homes, not trying to access them. For this reason, we wanted to provide you with plenty of advanced notice for these upcoming changes.

FLEXMLS PASSWORD

FlexMLS Password Update

As part of our commitment to keep your data safe, we are making an update to the MLS setting. The MLS will now require member passwords to be changed at least every 360 days. This promotes the safety and security of member accounts.

NEW MLS RULES & REGS

New rules & functionality reminder

New Construction - we recently passed the following definition for New Construction:

“New Construction” means the Certificate of Occupancy (CO) is no more than two years old and the home has never been lived in. New Construction does not include remodeling. A listing may be entered with a status of New Construction, Under Construction, or Complete. We do not allow remodeled homes to be listed as New Construction.

Coop Commission

In accordance with the changes in the Colorado Real Estate Contracts:

• Buyer Broker & Transaction Broker Commission & amount has been replaced with Coop Compensation Type and Coop Compensation Amount. Remarks Field should only be used to define or describe any variation of the offer of cooperation listed, such as between buyer agent and transaction broker compensation.

• Incentives field has been added – bonuses can be added into this field.

Sold Entry Only

Sold Entry Only is a separate Property Type in the MLS. This means that these comps/sales are pulled separately than Residential, etc.

Using the “multi-property” template in Quick Search will allow you to pull in both Res and Sold Entry Only sales into your comps/searches.

Reminder regarding people in MLS photos

A courtesy reminder: VMLS does not allow people in photography. We follow the advice from NAR, Fair Housing Law, and the Colorado Real Estate Commission on keeping photography representative of the property. Allowing people to be in photography opens the door to a variety of issues, including being discriminatory.

We will always send a courtesy email if we see possible Fair Housing violations - including in your public and private remarks.

Our MLS Rules are designed to reinforce the housing laws and Code of Ethics - which you must uphold. The Rules are also in place to protect you as well, since MLS information is used in advertising.
