As we discussed in the most recent episode of MLSListings Live, MLSListings joined the NorCal MLS Alliance data share collaborative, which will provide our subscribers with the full compilation of listings from the other 6 participating Northern California MLSs (BAREIS, BayEast, BridgeMLS, CCAR, MetroList, and SFAR).
As part of this data share, MLSListings and other MLSs have expanded their service areas for mandatory property submission to include the other MLS areas.
Here is the wording of the rule change, which takes effect with the launch of the NorCal MLS Alliance on January 20, 2021:
7.7 Service Area
The MLS shall service the area coextensive with the territorial jurisdiction of the shareholder boards/associations of REALTORS®. If the MLS has entered into agreements, data share agreements, cross-pollination agreements with other MLSs or a regional MLS corporation, submission of the type of listings specified in section 7.5 is mandatory for the area covered by the combined service areas set forth in the agreements. Submission of the type of listings specified in section 7.5 input into another MLS is sufficient, if the MLS has entered into a cross-pollination agreement with MLSListings.
7.7.1 Service Area Defined.
The service area covers the following California counties: Alameda, Amador, Contra Costa, El Dorado, Marin, Mendocino, Merced, Monterey, Napa, Placer, Sacramento, San Benito, San Francisco, San Joaquin, San Mateo, Santa Clara, Santa Cruz, Solano, Sonoma, Stanislaus and Yolo.
In other words, effective January 20, properties that are located in the following 22 counties are required to be listed or an exclusion submitted in the MLSListings MLS: Alameda, Amador, Contra Costa, El Dorado, Marin, Mendocino, Merced, Monterey, Napa, Placer, Sacramento, San Benito, San Francisco, San Joaquin, San Mateo, Santa Clara, Santa Cruz, Solano, Sonoma, Stanislaus and Yolo.
All California properties may be listed with MLSListings, but these are the mandatory submission counties.
Moreover, any listing taken in any area within the 22 county NorCal MLS Alliance data share coverage area is subject to the Clear Cooperation rules.
