The Danger of "Pocket" & "Coming Soon" Listings
Thinking of spreading the word that you have a listing "coming soon?" Following are two resources to check out first:

Coming Soon- its in the seller's best interest?
And remember, as MLS Participants or Subscribers if you have a signed listing agreement with a seller, the property is required to be uploaded to MLS within 24 hours (excepting weekends and holidays) or in the same time frame provide the MLS a copy of a signed statement from the seller indicating he/she doesn't want the exposure of the MLS.  This listing then is EXEMPTED from the MLS rather than being ACTIVE in it where cooperation is offered.

Broker Dues Tracking
Brokers can now easily access a detailed report which shows exactly which agents have outstanding fees and or dues.  This report can be pulled as often as needed. Its a good idea to check the status of your agent's payments/fees before late fees are assessed throughout the year.

License Law Quick Tip
THINK before you erect signage or advertise. BOTH the
REALTOR® Code of Ethics and license law prohibits any advertisement by a licensee that includes only the licensee's name and phone number. All advertisement must be under direct supervision of the Broker and in the name of the real estate firm.
