October 2026

October brings a decision point for your fall listings. The first post-Labor Day showings are behind us, holiday calendars are getting closer, and sellers are looking for evidence that their next move is within reach. For buyers hoping to settle in before year end, the question is becoming more concrete: which home is worth moving forward on?

August’s numbers help explain what agents are navigating. According to Bright MLS, the Washington, D.C. metro’s median sold price reached $640,000, up 2.4% from a year earlier. Yet active listings were up 11.3%, while new pending sales fell 11.5%. Median days on market held steady at 19. Together, those figures point to a market where prices have held up, but buyers have more options and fewer contracts are being signed. Earning an offer means giving buyers a clear reason to choose your listing.

That opportunity is showing up in our results. Homes we staged that closed in August ranged from roughly $450,000 to $2.8 million, with the typical property going under contract in about a week—and three in just three days. September results have included staged listings from $350,000 to $2.85 million landing at or above asking, with the fastest going under contract in four days. Across price points, these outcomes reinforce the value of helping buyers recognize a home’s potential from the start.

We’ve now staged more than $387 million in real estate in 2026, bringing our twenty-year total to more than $4.19 billion across 3,600 homes. That experience shapes our perspective on this fall: a slower market calls for a closer look at what buyers see, how a home compares, and what might be holding an offer back.

This month, we’re sharing a Fairfax sale that brought that approach to life, spotlighting our reach from the Shenandoah Valley to a nearly $5.9 million estate outside Baltimore, and exploring what to address before recommending a price reduction.

As October unfolds, the practical question for your next listing is this: does its presentation make the asking price feel justified?

From first impression to final offer, staging is your property’s silent closer.

SPOTLIGHT

Different Addresses. The Same Staged Interior Standard.

From a $399,000 home in Edinburg to a $5,888,000 estate in Monkton, Maryland, our recent installations show just how far thoughtful staging can reach. Within the same stretch of weeks, our team brought our Market Ready package to the Shenandoah Valley and our Showcase Estate package to 15208 Jarrettsville Pike, a newly built estate outside Baltimore.

Each called for a distinct approach, supported by the inventory, experienced crew, and careful coordination we’ve built over twenty years.

This year, our work has taken us from the Delaware shore to Charlottesville, Harrisonburg, and Baltimore County, alongside the Northern Virginia and D.C. communities we’ve long served. For the agents who trust us with their listings, that reach means more possibilities and the same commitment to helping every home make a compelling first impression.

SWEET SUCCESS

More Choices for Buyers. $45,115 More for This Seller.

With more homes competing for buyers’ attention, 3414 Country Hill Dr in Fairfax gave them a reason to act. Represented by Daniel Pierson and staged with our Market Ready package, the home was listed at $795,000, spent just five days on market, and closed on August 19 at $840,115—nearly 6% above asking.

For agents navigating conversations about price and preparation, this sale offers a useful example: a strong result at an attainable Fairfax price point, in a month when buyers had more options. Thoughtful presentation helped buyers see what the home had to offer and the final sale gave the seller plenty to celebrate.

With windows like these, the staging starts by giving the light room to shine. We paired a soft neutral sofa with tailored accent chairs and a wood coffee table, creating a natural gathering spot while keeping the leafy views in focus.

A generous rug defines the seating area, and a cushioned bench by the windows adds another invitation to settle in. Layered textures, understated artwork, and sculptural accents bring the room together without distracting from its strongest features.

The brick fireplace gives this dining space a memorable focal point, and our staging brings a welcoming softness to its rich texture. A substantial wood table echoes the warmth of the cabinetry, while cream upholstered chairs, a patterned rug, and a simple runner keep the setting light and inviting.

A few carefully chosen accessories finish the table without competing with the architecture or the views. For buyers, it’s easy to picture gathering here for everything from a quiet breakfast to a holiday dinner.

For agents, the furniture placement makes the dining area’s purpose and connection to the kitchen immediately clear, helping a distinctive layout become a selling point buyers can understand.

A bedroom should give buyers a reason to pause and picture the end of their day.

Here, we paired a tailored gray headboard with crisp white bedding, textured pillows, and a softly layered coverlet to create that sense of comfort. Matching white nightstands and coordinating lamps bring balance to the room, while the furniture sits comfortably beneath the high windows, keeping the leafy views visible.

The layout shows buyers how a complete bedroom arrangement fits, with exposed hardwood adding warmth around the patterned rug.

Downstairs at Country Hill Drive, a rich teal sectional set the tone for a comfortable gathering space with plenty of personality. We layered in patterned pillows, a soft throw, and a coordinating rug, then added gray accent seating and glass-top tables to keep the arrangement feeling open.

Paired artwork and textured lamps completed the setting, with the brick fireplace lending its own warmth and character. The result was an inviting spot for movie nights and relaxed evenings, rounding out the presentation of this listing with just as much care as the rooms upstairs.

Congratulations to Daniel Pierson and the sellers of 3414 Country Hill Drive on a closing worth celebrating! Five days on the market and $45,115 above asking made for an amazing finish, and we’re grateful to have played a part in preparing this home for its next chapter.

Thank you for trusting us with your listing. It was a pleasure to bring out the character of each room and help this Fairfax home put its best foot forward!

BEHIND THE SCENES

Two New Trucks, a Rebrand in the Works, & an Owner Who's Still Taking Notes

After 20 years, Jason is still making time to learn. Recently, he attended Business Mastery, stepping away from the daily schedule to explore ideas to bring back to the team.

That continued curiosity is part of what keeps us growing alongside the agents we serve.

There’s more happening behind the scenes, too. The Receive Everything rebrand is in the works, and two new trucks are now in service, adding capacity as fall staging schedules pick up. These additions support the planning and coordination that go into getting your listings ready.

We’re also celebrating the people behind our 5.0-star Google rating across 107 reviews. As we work toward 250 five-star reviews, we’re grateful to every agent and client who has taken the time to share their experience. Your recommendations help introduce our work to the next relationship!

TRICKS OF THE TRADE

Before You Lower the Number, Change the Picture

The listing is live, showings have slowed, and your seller is asking what comes next. A price reduction may be the first suggestion, but there’s another question worth bringing to the conversation: have buyers seen this home at its best?

A room that feels unfinished or photos that leave the layout unclear can make it harder to appreciate what the asking price includes.

Thoughtful staging and refreshed photography give buyers something new to consider: a comfortable gathering space, a bedroom that feels restful, or an overlooked room with a clear purpose.

Same address. Same asking price. A stronger impression.

Presentation won’t correct every pricing issue, but it deserves a close look before your seller agrees to accept less. And if a price adjustment is still needed, you’ll be pairing it with a home that makes a more compelling case for its value.
