After receiving a warm welcome,

When they were exploring retirement communities, Sue and Steve Irving valued being able to sit down with residents at White Horse Village and hear directly from them about life here. When they visited for events like holiday luncheons, Steve says, at least one resident was always at the table to answer questions. “We got a good feeling from hearing how happy they were with being here,” Steve explains.
Now, they are able to offer that same kind of useful advice to others.
| | Our finances: A look at the numbers | | |
White Horse Village has been steadily increasing cash on hand and strengthening our balance sheet. Our community’s strong operating ratio remains in the top echelon of the industry (90.1% in 2024). The net operating margin also remains very strong at 10% last year and is on pace to stay at the same level. The cash-to-debt ratio, indicating our ability to pay debt, has been steadily increasing over the past decade and is now well above the 75th percentile for the industry.
Our fiscal strength positions us to begin the process of building a new independent living neighborhood, which, if approved by the township, would create approximately 70 new residences on a recently purchased parcel of land. (We hope to welcome new residents by 2029.)
Those interested in a new home at White Horse Village should join the Starting Gate Club, the waitlist for newly constructed homes. The $1,000 deposit for the Club is fully refundable, and there is no administrative fee. Members will be the first to hear the latest information and will be able to choose their homes in the order they signed up.

| Strong memory care includes support for caregivers | | |
Cognitive changes are part of aging. We’re here for residents experiencing these changes, and their families, offering various levels of care as well as expert guidance and support.
One of the key levels of care available at White Horse Village is Four Seasons, which offers specialized memory support services, along with wellness and enrichment programming.
Our team is trained in a Montessori approach that Maria Schultz
promotes self-esteem and independence. This
approach, adapted for senior living by psychologist Cameron Camp, changes the outlook on care. Tailored for those with cognitive impairments, it focuses on abilities rather than limitations and creates individualized plans for each person’s interests, talents, and needs.
We also partner with the Alzheimer’s Association of Delaware Valley to offer a monthly Caregiver Support Group that is open to residents and the public alike. A representative of the association joins social worker Maria Schultz to share helpful information and provide a forum where people can find emotional support and hear from others in similar situations.

Newsweek recognizes White Horse
Village's skilled nursing
| | |
Our Skilled Nursing neighborhood recently received a high honor, recognized by Newsweek as No. 2 in the entire state of Pennsylvania for facilities of its size, ahead of 15 other communities!
Newsweek says it partners with Statista to sort through more than 15,000 facilities nationwide, analyzing factors like performance data, peer recommendations, resident satisfaction, and accreditation. The recognized nursing homes “stood out for their commitment to safety, quality of care, and resident well-being.”
“We’re proud to be included in this list of high-performing communities,” says President & CEO Michael Shaw. “This isn’t a fluke. It’s a result of the hard work our team has put in and the quality of their service for residents.”

Great weather and fun times for Octofair!
It was great to see the many visitors for Octofair in October. We expanded the event to two days, Friday evening and Saturday, and crowds enjoyed the food, shopping, and fellowship. The weather was perfect, with sunny skies and cool temperatures, and we brought in about $47,000 to support the Residents Association! Many thanks to all of you who came out!

This fall was a time of celebration at the conclusion of several major construction projects. A series of ribbon-cutting ceremonies and celebrations marked the completion of a new porte cochère at the Clubhouse entrance, a refurbished pool, and a completely new ramp to the Belmont apartments.
The porte cochère upgrades opened up the front entrance to the clubhouse, creating a brighter, more welcoming first impression. The pool project evened out the depth while also installing new surfacing. The Belmont ramp replacement transformed a narrow, zigzag entrance into an open, accessible front door.
Projects like these take a lot of work and planning from start to finish. It felt good to take time to cheer and thank those who helped make it all happen!
| | Our wine and cheese event on November 19th was a special celebration: We honored the legacy of Virginia "Ginner" Mueller, who left an amazing $6.5 million from her estate to the White Horse Village Foundation to benefit the Resident Reserve Fund! This fund ensures that residents can remain in their homes if they run out of resources through no fault of their own, and Ginner's gift gives the fund a great amount of long-term security. | | Thanks to an outpouring of generosity from residents, we were able to collect a large donation of food, toiletries, toys, and coats, which went to organizations like the Delaware County Food Bank and Toys for Tots. We also delivered a carload of items to area food banks in November. | | We always look forward to the annual Village Singers holiday concert, and the auditorium filled up for all three performances! | | Priority Club members visited the community on December 12, enjoying a festive holiday concert by the talented Keith Spencer. Following the performance, guests shared a delicious lunch with residents and enjoyed time together on campus. | | Mainline Hospice presented a special service in early November to mark Veterans Day and honor veterans and their contributions. Attendees heard from speaker Ralph Galati, a Philadelphia native who was captured in Vietnam. | | | | |
