A community that stands out


When Hank Page started touring potential senior living communities, his first visit was to White Horse Village. After seeing several other locations, his mind kept returning to the bright, open campus in Newtown Square. 


“The others just frankly didn’t make the grade when you compared them to White Horse Village,” Hank says.


He was looking for a “Goldilocks” situation, and feels he found it here. “Some are too big, some are too formal. This has just the right feel.” He’s also been impressed with the team. 


Hank was already familiar with a number of residents. He and his wife had lived in the area for many years before moving down to the Jersey Shore, and some of their connections through the community and Hank’s career with Sunoco now live at White Horse Village. 


“It just felt like a very welcoming place, with a lot of people walking around with smiles on their faces,” he says. “I've been here for six months now, and the more I learn about it, the better I like it — the more I'm sure I made the right decision."

Meet our sales team

Carrie Acker


Sales Coordinator Carrie Acker is relatively new to the team, but has worked in senior living for 25 years. She helps connect with prospective residents and also handles an array of administrative tasks. 


“I enjoy building relationships with prospective residents and their families,” she says. “It’s rewarding to help guide them through such an important life decision.” She feels that empathy and active listening are an important part of this process, helping people feel comfortable in their decision and making the process as smooth as possible for them. 


Carrie enjoys staying active with hiking, Zumba, and running, and also likes going to the beach. Much of the time, she’s accompanied by her 3-year-old German shepherd, Penny.

Ayisha Brown


Those moving into a new home will interact with Ayisha Brown, the move-in coordinator. There are a lot of details to take care of during a move, and Ayisha works with incoming residents to help check all those boxes and also ensure that the new home is ready. She’s been at White Horse Village for seven years and values the chance to build relationships with residents. “You meet some really good people,” she says.

Mary Jo Kalinowski


Sales Counselor Mary Jo Kalinowski has been with us since 2020. She worked in radio and television marketing early in her career before taking time out to invest in raising her children (now ages 27 and 25 and embarked on careers of their own). 


She enjoys meeting new people and building relationships. She understands that thinking about life at a CCRC is a big step, and she tries to help prospective residents relax and decide if White Horse Village is a good fit. 


Mary Jo enjoys traveling with her husband when she gets a chance, finding new recipes, gardening, and spending time with family and friends.

Tracy McGuckin


In her two years at White Horse Village, Tracy has appreciated the chance to help people with the decision to move into a CCRC. “Supporting them to land in their new home is very rewarding,” she says. “Once they are settled into our community, it is wonderful to see them thrive with new friendships, activities, and experiences.” 


That’s the kind of personal connection she enjoys in sales. She has a range of career experience, coming here from a resident engagement team at a senior community, and before that, working in medical and real estate sales. 


In her free time, she likes spending time with her husband, and her two sons when they are in town, as well as being active, walking her dogs, playing pickleball, gardening, and being outside. Tracy also serves as board chair for a nonprofit called The Joy of Sox. Socks are the most requested item at shelters for those experiencing homelessness, she notes, and that is the niche the nonprofit fills.

Spring has arrived and with it comes Garden Day!


Come experience our campus with a tour of residents’ flower gardens! 


“It’s a terrific day, one that residents and guests welcome,” says Carol Henn, one of the organizers. “The campus looks really beautiful.” 


Garden Day is Saturday, June 14th, from 10:30 a.m. to 2:30 p.m., with a rain date of Sunday, June 15th. Enjoy a complimentary lunch from 12-1:30 p.m. and tour independent living homes from 1:30-2:30 p.m.


When guests arrive, they can take advantage of the valet parking, then pick up a brochure and campus map at the Clubhouse. There, they can also chat with residents involved in the Harvesters Garden, the bluebird nesting project, and the Sustainability Committee, which has been promoting native flowers and plants on campus. Transportation will be available to take guests around to the various gardens, which will be marked with pinwheels. 


We often talk about our beautiful campus, but it’s something you have to see for yourself. The Garden Day committee, made up of Ginny Keib, Mary Ellen Carey, Beth Stensrud, Carol Henn, and Sales Coordinator Carrie Acker, hopes you will enjoy the gardens and maybe get some inspiration for your own yard!

White Horse Village financial

trends are positive


Controller Desiree Mauriello is busy working on the audited financial statements for this year, which will go out to residents in July. She’ll have good news to share in those statements, as the organization saw $3.7 million in net income for the fiscal year. 


“White Horse Village’s financials continue to trend in a positive direction, and we are in a strong position compared to the industry average,” she says. 


As our community looks ahead to some major projects to strengthen our future position, we have low long-term debt and are in a good position to take on financing. White Horse Village’s debt-service coverage ratio, which measures the ability to pay outstanding debt, is at 4.5 — well above the industry average. 


We also consistently receive the AVP Seal recognizing our strong financial position among Continuing Care Retirement Communities.

A monthlong celebration of Earth Day

Earth Day is great, but why not celebrate for a whole month? To mark Earth Day’s 55th anniversary, the Sustainability Committee sponsored a variety of events in March and April to highlight the history and importance of environmental advocacy. 


“Many of us chose to live at White Horse Village because of its rural location and its natural environment,” says resident Mary Hankins, who helped organize the series of events. She notes that the campus is surrounded by managed public areas, so representatives of these areas were invited to share about the work they are doing.

Around campus

Here’s a look at recent happenings at White Horse Village. For more photos and updates, be sure to like and follow our Facebook page. 

In April, it was a treat to hear insights from special guest Jeremy Gerber on the history of the Jewish Passover celebration, and its lessons of deliverance that speak to all people. Afterward, a special dinner modeled on the Passover Seder enabled attendees to get a taste of the tradition for themselves.  

The Easter season offers a time for reflection, connection, and fun! We got to experience the Easter Bunny Express on the West Chester Railroad, host an Easter egg hunt, and enjoy a special brunch on Easter Sunday.

Students from Rose Tree Elementary shared some of their creative work with us in April, enjoyed ice cream sundaes, and chatted with residents. We’re glad to see their interest in creative expression at a young age!

The Village Singers spring concert featured a fun collection of tunes curated from Stephen Sondheim and his connections, with music from Gypsy, A Funny Thing Happened on the Way to the Forum, Company, West Side Story, and more. 

Singer Keith Spencer performed Broadway tunes, popular songs, Southern blues, and more, followed by a delicious luncheon, as we celebrated the many resident volunteers who do so much.
