To clear up common inspection misconceptions, here are key details regarding Home Inspector Responsibilities & optional Testing*.

*Testing: Radon in Air

  • SAMPLING: Once set by the inspector, radon units require a minimum of 48 hours at the sample site to gather an accurate reading.
  • TURN-AROUND: Eagle Home Inspections turn-around on radon test results is approximately three (3) calendar days from the date of the inspection.
  • RESULTS: We email radon test results in PDF directly to our client (the buyer) and to the buyer’s agent (unless buyer instructs us otherwise). 

*Testing: Water

  • SAMPLING: Water is typically sampled during the time of the inspection and sent out to a laboratory for evaluation.
  • TURN-AROUND: The turn-around on water testing is approximately
  • 3-5 business days from the date of the inspection.
  • RESULTS: The third-party lab will email water results in PDF to our client. These test results are forwarded from Eagle Home Inspections to the buyer's agent (unless buyer instructs us otherwise). 

CT Home Inspector Responsibilities

Home inspectors DO NOT do or report “code" (i.e. Connecticut State Building Code). Such codes evolve over time, vary widely by town, and have different applications according to the age of a home.


For example, different regions have different electrical and structural codes, leading to a range of code requirements. Note: Historic buildings may be granted special exceptions to code provisions.


According to CT Standards - General Limitations and Exclusions (20-491-13) of the Home Inspection Licensing Board, Dept. of Consumer Protection, an inspector is NOT required to determine the following:


  ~ compliance with regulatory requirements

          (codes, regulations, laws or ordinances)        

                                                     

Code compliance is the jurisdiction of building officials, special inspectors (such as electrical, plumbing, or mechanical), approved agencies, or government bodies.


Home Inspections, performed in accordance with the CT Standards, are intended to provide the client with information regarding the condition of the systems and components at the time of the Home Inspection.
