We are excited to inform you of the new Enforcement and Fining Policy adopted by the Inspiration Residential Association. This policy is the result of a detailed review by the Advisory Board Committee and valuable feedback from community members regarding our communication methods and enforcement strategies. Below is a summary of the key points:


Purpose of the Policy

The policy clarifies the procedures for enforcing the community's governing documents and introduces a fair and structured approach to addressing violations. Our goal is to ensure that all residents comply with the regulations that help maintain the quality and harmony of our neighborhood.


Key Features of the New Policy:

  • Clear Violation Process: A violation may result in a courtesy notice followed by a final notice. The final notice provides up to 30 days to remedy the issue, depending on the nature of the violation.
  • Communication Methods: Courtesy notices will now only be sent electronically, while final notices will be communicated both via email and certified mail.

Fine Schedule:

  • Leasing Violations: $2,500 initial fine, with subsequent fines of $1,000 every 30 days until corrected.
  • Parkway Trees & Fence Maintenance: Fines range from $50 to $100 with a shorter 14-day cure period.
  • Other Violations (Holiday Lights, Trash Receptacles, etc.): Fines range from $50 to $500 depending on the violation type and cure period.
  • Non-Exclusive Remedies: The Association can take additional actions, including legal measures, to resolve persistent violations.
  • Special Circumstances: Immediate fines will be levied for uncurable violations such as fireworks, with no cure period.
