Inspiration is an ownership focused community. The HOA has very specific rules regarding when and how a house may be rented. Below is a brief reminder regarding the policy. The complete policy can be found in the Fifth Amendment to the Community Charter, as clarified by the Eighth Amendment to the Community Charter, and should be carefully reviewed by any owner considering rental of their house.
A house may not be rented unless the owner has actually occupied the house for the first 12 consecutive months after acquiring an ownership interest. This applies to new builds and resales.
No house may be rented for transient or hotel purposes including Air BnB, VRBO or similar.
An owner may only have one rental house in the community.
The owner is responsible for the supervision of the appearance, condition, and maintenance of the rental house.
An owner who does not occupy a house in Inspiration is not entitled to use the community amenities if the house is occupied as a rental house.
The owner of a rental house remains liable to the HOA for all assessments, duties, and communications relating to the rental house and its occupants.
The owner is responsible to provide the tenants a copy of the HOA Governing Documents as each tenant is expected to comply with the provisions of the Governing Documents, federal and state laws, and local ordinances.
Realtors, Agents and Property Managers: During the time you are marketing or managing a rental house for an owner, you are the agent of the owner and bound by the provisions of the Fifth Amendment to Community Charter, as clarified by the Eighth Amendment to the Community Charter. If you knowingly violate these rules, you are opening the owner up to significant fines as more specifically outlined in the Enforcement and Fining Policy.
