Dear Inspiration Homeowners,

In alignment with the Board’s commitment to provide continuous improvement in communications, please take a moment to review the following important information and community updates.
COMMUNICATIONS / REPORTING CONCERNS
We have one of the best amenity packages of any community in the Metroplex. Keeping these common elements in optimum condition can be challenging due to weather, usage, vandalism, unforeseen damage, and cost to maintain. The Inspiration parks and amenities are developed and given to the Association (homeowners) at no cost as a value-add toward increasing homeowner property values and to support a positive community culture and resort-type lifestyle. To protect these assets, the Board has put processes and policies in place with the management company to ensure proper oversight, committee education and involvement, an improved communication and community safety plan, as well as open board meetings featuring a homeowner forum at the end for resident questions of the Board. The Board is also requesting all homeowners to participate in protecting these shared assets by alerting management of any concerns in lieu of posting on social media. In doing so, we can ensure the issue is brought to the Board’s attention and addressed immediately. This process also allows management to provide proper follow-up communication to keep homeowners informed.
As the community continues to grow, the Board recognizes the importance of providing consistent communications to our homeowners, and we are committed to continuous improvement. The following initiatives to improve communications have been established:
Open Board Meetings:
  • Board of Directors meeting: held quarterly in the Amenity Center. A notice goes out to the community six days in advance. The meeting features a homeowner forum at the end to allow questions from homeowners to the Board.
  • Annual meeting: held in April each year. This meeting is a celebration of accomplishments, a review of association operations, budgets, financials, lifestyle and development progress. Due to time constraints, homeowners are requested to submit questions in advance of the meeting. Board responses are posted on the website.

Electronic Communications (E-mail):
  • Community Updates: generally sent monthly or as needed to inform homeowners of important community wide issues of concern.
  • Inspiration Station: sent every Wednesday providing a community update and glance at upcoming lifestyle events for the week.
  • Trail to Inspiration: sent the third Friday of each month providing upcoming events and reminders for the following month.

Mailers / Document Review:
  • On an as needed basis, the Board also sends out a State-of-the-Community letter to address multiple important issues within the community. It is mailed to every homeowner to ensure the information reaches as many homeowners as possible.
  • The Inspiration website, InspirationTXHoa.com includes detail information regarding the Association. All governing documents, financials, new announcements, meeting agendas, approved meeting minutes, lifestyle calendar and more is available for review by all homeowners.
ASSOCIATION UPDATE
TXDOT – TRAFFIC LIGHT @ PARKER ROAD EXPANSION PROJECT
We are very excited to announce the Parker Road entrance will be gaining traffic signals. TXDOT is expected to begin the widening project this fall. Please join us in thanking our previous Board member, Lauren Clein, for her efforts with the request of TXDOT for a traffic light at the Parker Road entrance. Earlier this year, TxDOT completed an engineering study for this intersection and found that it met warrants for the installation of a traffic signal. The signal was officially authorized earlier this month for installation. We do not yet have a date of installation from TXDOT but will keep you informed as we get more information.
LANDSCAPE MAINTENANCE
As you may know, the community lost a large quantity of plant materials over the last couple of years due to freeze-damage. The developer replaced the initial loss of $262,000. The second freeze last year, performance of the landscape maintenance company, and problems with the irrigation system unfortunately damaged even more trees, shrubs, and plants along the right-of-ways and village entrances of Inspiration. As a result, the Board put together a long-term plan that included bidding out the landscape maintenance contract. This was a collective effort on the part of your Advisory Committee, the Board and management to rewrite the RFP requiring dedicated account management with a focus on higher standards. The bid process was completed in May and the new company, Woodlake Landscape, was selected and began June 1st. Currently, Woodlake is in the process of implementing the plan. In addition to Woodlake Landscape, the community has another landscaper, Eagle Landscape, who provides services for Grace, Paradise, and Peace Villages; the annual flowers will be installed beginning this Friday, July 21st. Management will continue to conduct weekly inspections with the account manager to ensure the expectations of quality are met.
UPCOMING LANDSCAPE PROJECTS
The overall landscape plan for the community also involves two separate projects. The redesign of our main entry due to the expansion of Parker Road, and an extensive right-of-way project to replace trees, shrubs and plant materials that have died or need replacement. This will include all common areas and village entrances on Inspiration Blvd. from Parker Road to Huffines Boulevard and continuing to Grace Village. An architectural landscape company was asked to redesign the beds along the path to include plant materials that can withstand a freeze as well as to consider the reduction in size of specific beds to provide an upgraded look and reduce future maintenance costs. This million-dollar improvement plan will occur at no expense to homeowners and begin in September.
OSAGE ROAD
Please be advised that work is expected to begin on Osage Road between August 15th and the 31st and last for approximately three months. Homeowners may anticipate delays in using Osage during this time.
FIRE/EMS UPDATE
The Board and Advisory Committee met to discuss a plan of action to approach the City of Wylie regarding the cost of FireEMS services to Inspiration. As you may recall, the City of Wylie increased the cost to the Association last year by 38% which forced a revised budget of the Association and dues increase. Our goal is to contest these charges based on value of homes, and hopefully reduce the costs. The City will be approving the 2024 budget in August and we may need homeowners to assist in attending this meeting in order to show support for our efforts from the homeowners. We will be sending a follow-up communication on this specific subject in the next few days.
SIGNAGE
We have been diligently working on the repairs for the Water Wall at the community entrance since early this year. Unfortunately, implementation of repairs has proved to be more of an involved process than anticipated due to chemical erosion of the letters. We expect a detailed report on the repairs this week.

In addition, the letter “C” for the monument sign in front of Club Inspiration quote was received and voted and approved by the Board of Directors in April. The vendor continues to experience delays with the fabrication. Management is working to get this resolved as quickly as possible.
ASSESSMENTS
We have received notification from a few homeowners they were charged twice for their assessments. Upon investigation, homeowners had selected an ACH (Automated payment option) through CCMC for their assessments as well as made a one-time payment. If this has happened, please reach out to the HOA team at InspirationTX@ccmcnet.com. Management will assist in making corrections and implement refunds immediately.
NEW ACCESS SYSTEM
Thank you for supporting the transition to our new access system. This system will provide the HOA many improvements in efficiency, residents will not have to keep up with cards, and it provides cost savings to the Association. We realize this change caused some inconvenience over the last few months and appreciate your patience with the implementation process. The system is now fully activated.
