COMMUNITY UPDATE

Dear Inspiration Owners,

 

Thank you to those who could join us for our Board of Directors meeting this evening. In accordance with Articles XII, 12.1, and 12.2 of the Declaration of Covenants, Conditions, and Restrictions, the Board of Directors has set the Inspiration Residential HOA assessments rate of $1,978 for 2025 at $989 to be paid semi-annually. This is no rate change from the 2024 assessment rate. Assessment payments are due January 1, 2025, and July 1, 2025.

2025 BUDGET SUMMARY

The Operating Budget 2025 is based on no changes for the 2025 Assessment rate of $1,978. Based on the absorption schedule and take-down schedule provided by Huffines. The Fire/EMS cost per lot decreased this year by $0.25 to $61.72 from $61.74. However, the overall expense increased almost 8% due to the additional lots to $1,344,967.11 from $1,248,365.95. The overall Operating Budget minus the Fire/EMS fees is $1,237.36. 


  1. To enhance operational efficiency and reduce costs, we propose eliminating the Janitor Contract in 2025. The associated $88,000 in savings will be reallocated to create a new Maintenance Assistant role. This Assistant will expand the responsibilities of our current Maintenance Coordinator and continue the existing job duties within the Janitor Contract. 
  2. To ensure our community's long-term financial health and sustainability, the 2025 budget includes conducting a reserve study in 2025. A reserve study will comprehensively assess our community's infrastructure, including common areas, amenities, and buildings.
  3. In the 2025 budget for Monitoring at Hope Harbor, we propose adding Wednesdays to the schedule for the month of May before the season begins Memorial Day weekend. In addition we suggest extending monitoring to Fridays through Sundays in September to allow for swimming as the weather still permits. The proposed financial cost is $3,500 for the additional hours. 
  4. We're upgrading the lighting at Club Inspiration. The original installer has proposed replacing faulty lights and enhancing the amenity center's overall look and feel the cost for this scope of work is $13,500.
  5. In 2025, we will continue the fence staining project that began in 2022 and expand its scope to include $11,100 for the remaining sections of Parker Road and Huffines Boulevard.
