Dear Homeowners,

With the possibility of El Niño conditions bringing increased rainfall and monsoon-type storms during late summer and fall 2026, potentially continuing into winter 2027, we urge all homeowners to take preventative measures now to help reduce the risk of water intrusion and property damage.

Three areas that are particularly important for condominium homeowners to inspect are interior atrium drains (Legend 10, 30 and 40 models), Fairway unit private side yards (there are 58 Fairway units; there are 22 on Arnold Palmer and Pinehurst, surrounding Lake SRP 3, and 36 on the west side of Riviera north of Congressional), and owner installed rain gutters. These areas are the responsibility of the homeowner and should be inspected and maintained before significant rainfall occurs.

Interior Atriums

Homeowners with interior atriums should inspect their atrium drains to ensure they are clear, unobstructed, and functioning properly.

The drain inlet must remain fully exposed and free of leaves, dirt, landscaping materials, furniture, planters, decorative items, or other objects that could restrict the flow of water. Even a relatively small obstruction can result in water accumulating in an atrium during a heavy storm.

Please refer to the accompanying photograph for an example of a properly exposed and unobstructed atrium drain.

Private Side Yards

Fairway units have private side yards that are not maintained by the Association. In some areas, soil, rock, mulch, landscaping materials, or other materials have been installed or have accumulated against the exterior walls of the home.

Homeowners should inspect these areas to ensure that the weep screed remains fully exposed and unobstructed. As a general guideline, the finished ground or landscape material should be maintained at least four (4) inches below the weep screed to help keep water from accumulating against the structure and to allow the stucco system to properly drain.

Please do not add or allow soil, rock, mulch, or other materials to build up against the exterior wall or cover the weep screed. Existing conditions that do not provide adequate clearance should be corrected before the arrival of significant rainfall.

The accompanying photographs illustrate examples of properly exposed and improperly obstructed weep screed conditions.

Rain Gutters

Rain gutters that have been installed by an owner are the owner’s responsibility and are not maintained by the Association.

Owners who have installed rain gutters are encouraged to ensure that the gutters and downspouts are clear in preparation for the upcoming rainy season.

Association Preparations

The Association is also taking steps to prepare for the upcoming rainy season. Association landscape drains will be inspected and cleared as needed, and street and storm drains will be professionally cleaned in preparation for the anticipated rainfall.

If you observe an exterior Association-maintained drain that is not evacuating water properly, please contact the Association office at (760) 771-1234 so that we can investigate.

Rain gutters that are original to a unit will have loose debris removed as part of the Association’s annual roof maintenance.

While no amount of preparation can eliminate the possibility of water intrusion during significant storms, proper maintenance of homeowner-responsible areas, combined with the Association's preparation of the common-area drainage system, can significantly reduce the potential for water-related damage.

We appreciate your cooperation in joining the Association by taking the recommended preventative measures and helping protect your home, your neighbors’ homes, and the PGA WEST community in preparation for the upcoming rainy season.
