The total number of single family home sales for June (towns below) was 440, an 11% drop from last month, and down from July 2021 by 33%. Sales for Fairfield were up but all other towns had a decline. Time to sell is still fast, averaging about 26 days, and sellers are receiving an average of 102% of the asking price. No real drop in price levels yet, but it could be on the horizon. Three sales over $10.0 million drove the selling price per square foot up in some towns. Sales above $2.0 million accounted for about 22% of the total (normal). Sales below $1.0 million accounted for about 46% of the total (slightly below normal).
