Throughout the project, Keystone Engineering provided hands-on oversight with frequent and unannounced site visits. Our role extended beyond observation; we actively verified that all aspects of the installation aligned with project specifications and industry best practices.

Meeting Modern Building Standards
During the course of our inspections, a critical issue was identified: the original plywood roof sheathing was not fastened in accordance with building standards.
To address this, Keystone Engineering required and verified extensive deck re-nailing to meet Florida Building Code (FBC) requirements. Ensuring proper fastener placement is essential for structural integrity, especially in high-wind regions.
By bringing the structure up to current standards, the community is now better protected against severe weather events.
Navigating Florida’s Climate
Executing a project of this scale in Florida required constant adaptability. High temperatures and unpredictable rain posed challenges to the proper installation of SPF and silicone coatings.
To maintain optimal application conditions, Keystone coordinated with the board and contractor to adjust work schedules as needed. These proactive decisions ensured materials were installed under the right environmental conditions, preserving system performance and longevity.
A Successful Project Close-Out
After a detailed and methodical process, the project was successfully completed across all buildings.
Key close-out milestones included:
- Technical Verification: Final inspections confirmed completion of all roofing work on residential buildings and the community center
- Punch List Completion: Walkthroughs ensured all detail work was addressed, including overspray remediation and installation of new impact-rated skylights
- Building Enhancements: Granulated, non-skid walkways were installed around rooftop equipment to protect the new roofing system during future maintenance
