October 2023 Home Sales

October home sales totaled 224 in the towns below, almost equal to last month but down by about 22% from October of 2022. The median sale price for Fairfield County continues to rise and is up by about 6.6% for the past 12 months. Median selling price per square foot also continues to rise in Fairfield County and averages at about $287. In the towns below, the average is about $498. Inventory remains low keeping prices from falling, but interest rates are hindering some would-be buyers. The average time to sell is still at about 24 days, and the average sale price is averaging about 104% of the asking price. Sales above $2.0 million account for about 22% of the total, sales below $1.0 million account for about 48%.
