While activity has slowed compared to last year, there are important nuances worth noting especially here in the South, where year-over-year sales have actually increased, signaling continued regional resilience.
According to the National Association of Realtors’ Chief Economist, Dr. Lawrence Yun, any buyer hesitation is being influenced by lower consumer confidence and softer job growth. In simple terms, some buyers are taking a “wait and see” approach.
But here’s the other side of the story—and it’s a significant one: inventory remains tight.
That ongoing shortage of homes is continuing to push prices upward, with the median home price reaching a new record high for the month of March.
For homeowners, this has translated into meaningful gains, with the typical homeowner building over $128,000 in housing wealth over the past six years.
