The maintenance team at our Portage Office recently received a thank you letter from a tenant of the Dearborn Building in AmeriPlex at the Port. Property Management has been working with the long-time tenant to correct an HVAC issue in the leased space. The letter thanked the maintenance staff for their daily communication and friendly service during a difficult period.

The Skyline Medical Plaza in Nashville, Tenn. has been designated as The Outstanding Building of the Year (TOBY) award winner in the medical office building category by the Nashville division of BOMA. The Skyline Medical Plaza is owned by HCP, Inc. and is managed by Holladay Properties. Property Manager Amanda Harrison and Maintenance Engineer Adam Organ of Holladay accepted the award at the ceremony held on February 24, 2014. _______________________________

March Madness is approaching but a swarm of "madness" has already hit Holladay Properties. We've got three new employees and another one on the way, a new land sale at AmeriPlex at the Port, a new "Developer of the Year" award courtesy of our Indianapolis office, and a new TOBY Award winning property managed by our Nashville office. Holladay Properties named 2013-2014 Developer of the Year
(Indianapolis, Ind.) - Holladay Properties was recognized by the NAIOP - Indiana chapter as the "2013 Developer of the Year" at their sixth annual real estate awards program held on Feb. 20, 2014. Holladay earned the illustrious award due in large part to the activity in its 1,500-acre AmeriPlex business park.
That activity included the sale of 177 acres at a value of $18 million, including sales to Fast Park & Relax, FedEx, Specialty Bakery and Holiday Inn. Two significant acquisitions were made by Atlanta, Ga. based Industrial Developments International (IDI) for two sites totaling 75 acres within the "World Connect" logistics campus. The additional capital investment on these 177 acres will exceed $100 million and will add over a 1,000 new jobs to the area. Continue reading...

Holladay sells 71-bed student housing portfolio
(South Bend, Ind.) - Led by the Portage office, Holladay Properties has closed on the $5.25 million sale of a two-property student residential portfolio located in South Bend, Ind. Darby Row and The Belfry, which Holladay developed in 2012 and 2013, have been purchased by a student-housing investment company based in Southern California. Holladay completes land sale at AmeriPlex at the Port
(Portage, Ind.) - Holladay Properties has closed on the sale of a 0.80 acre parcel of land within the 385-acre AmeriPlex at the Port mixed use business park to Subway. A local franchisor of the national restaurant chain will build a 2,300 SF, stand alone restaurant on the site located on Olmsted Drive, next to Retail Building 910. Holladay Properties along with Holladay Construction Group will be providing full development services including architectural design and construction to provide the owner with a turnkey project.

(South Bend, Ind.) - Join us in welcoming several new employees to the South Bend office. Merlin J. Bellinger has joined Holladay Properties as Project Manager - Development. Mr. Bellinger is a native of Grand Blanc, Mich. who attended the University of Michigan. Mr. Bellinger spent 12 years in Chicago where he worked as a Development Manager with General Growth Properties and attended graduate school at DePaul University. Mr. Bellinger comes to us most recently from Bradley Company, where he spent the last four years working in Asset Services, IT and securing financing for senior affordable renovation projects through the Indiana Housing and Community Development Authority.
Tyler Kelsey has joined Holladay Properties as a Project Designer in our South Bend office. He will be responsible for providing a full range of architectural services including programming, schematic design, design development, construction documents and on-site construction administration to support the development, leasing, property management and asset management departments. Prior to joining Holladay, Mr. Kelsey spent two years with Jones, Petrie, Rafinski where he worked as an Architectural Project Manager providing architectural design services and coordination. Mr. Kelsey has also worked for arcDESIGN, a firm located in downtown Indianapolis as a graduate architect.
(South Bend/Portage, Ind.) - Holladay Properties is pleased to welcome Elliot Lusk to the South Bend Property Management team as Assistant Property Manager. Mr. Lusk has previously worked as a seasonal employee of Holladay Construction Group doing general labor. A graduate of Indiana University, Mr. Lusk's new role at Holladay will involve working closely with maintenance and property management staff to ensure properties in South Bend and Portage, Ind. are maintained and the tenants are satisfied.

(Indianapolis, Ind.) - Holladay Properties was a proud sponsor of the Indiana NAIOP Third Annual University Challenge, which took place on Mar. 7. Holladay Partner and Sr. Vice President-Development, Chris Wilkes presented the Wally F. Lease Announcements
(South Bend, Ind.) - South Bend Chocolate Company, a long-time tenant of 3300 Sample Street, has expanded within the building. The company will occupy an additional 15,000 SF in the facility which will be used as warehouse and storage for the gourmet chocolate maker.
(South Bend, Ind.) - Suzuki Garphyttan Corp., has signed a lease for 30,000 SF at 3300 Sample Street. The world leading manufacturer of advanced spring wire will use the space for warehousing product manufactured at their Nimtz Parkway site, a build to suit developed for them by Holladay Properties.
(Portage, Ind.) - Tube City, IMS is expanding within AmeriPlex at the Port. The
leading provider of on-site, industrial mill services for steelmakers around the world will relocate from 1,980 SF of space in the Halsted building to occupy 5,850 SF in the Dearborn Building.
(Dyer, Ind.) - CardioSpecialists Group, Ltd. has signed a lease for 6,800 SF in the Medical Pavilion South medical office building, located on the campus of Franciscan St. Margaret Health. Specializing in cardiac and vascular medicine with four current locations, CardioSpecialists is expanding its presence within the Dyer medical campus to accommodate their growing practice. Holladay Properties along with Holladay Construction Group will provide architectural design and construction services for the new office which is expected to be operational this year.
(Phoenix, Ariz.) - The Lincoln Medical Plaza II, a Class B medical office building located on the John C. Lincoln Hospital Campus, is now 100% leased due to the expansion of an existing tenant. Deborah Mendelson, MD is a Board Certified Dermatologist and Dermatopathologist and will use the 956 RSF of additional space to continue providing quality medical and cosmetic dermatological care to her patients.

Spotlight Tenant of the Month
Manufacturing Technology Inc.
(South Bend, Ind.) - Manufacturing Technology, Inc. (MTI), a tenant of Holladay's 3300 Sample Street building, was recently in international news for the fabrication and shipment of one of the most advanced rotary friction welders in the world. A ceremony was held on February 27 at 9:00 am at MTI Welding on Washington St. to celebrate the MTC-300 beginning a 4,000 mile journey to the United Kingdom. MTI has established itself as a leader in the aerospace industry in friction welding and has delivered machines to NASA, Boeing, GE, Rolls-Royce and other suppliers. MTI is a family owned business that was founded in 1926. The company employs 174 people throughout their multiple locations in South Bend, the United Kingdom and China. Read the full story...
