Hello Friends!!!

This is IT, ski friends!! March generally gives us the most snow, sun and long ski days!! Aspen shows off après ski, music, etc. We have it all!! (Free outdoor concerts, Veuve Clicquot on the mountain, beach club, après Snowlodge!!!)

This weekend celebrated a long international ski tradition bringing the world class races back to Aspen. This race first came to Aspen in 1937! CLICK HERE to read about the history of Aspen ski racing.

People call us a lot of things, but Aspen built its reputation as a ski town, then very luckily, got the Paepke family about the same time bringing us mind, body, and spirit with music and intellect. No wonder our prices in everything are so high- if you haven’t noticed, Aspen is worth it.

I enjoyed my family over Presidents’ Weekend with great snow AND our first winter picnic in years! I am so grateful to my father for finding Aspen for our family legacy in the mid 1950’s. We skied with 3 generations and everyone smiled all day long!!!

REAL ESTATE UPDATE

Yes, our stats continue to boggle the mind.  Of course, the latest “rumor” is true.  Steve Wynn bought the unlisted mega home on Willoughby Way for $110,000,000, from the former hockey player turned garbage company gazillionaire.

Aspen-Snowmass Residential Market Overview What Happened in 2023 and What’s Ahead in 2024

• Aspen Single-Family: Similar to modestly increased number of house sales and dollar volume. Another strong year for sales over $10M, and over $20M. Most neighborhoods

should see stable or modestly improving $/SF and values.

• High-end Aspen-Snowmass single family market: performance will be similar to or exceeding 2023, with 70- 90 sales over $5M, including 50-60 over $10M, 15-20 sales

over $20M and 5-10 sales over $30M. Not surprising to see our first $100M house sale. Off-market listings will continue to drive the $20M+ market.

• Aspen Lots: More sales, similar to modestly higher dollar volume, stable to modestly increasing prices in most neighborhoods.

• Aspen Condominiums/Townhouses: Fewer sales and lower dollar volume compared to 2023, but stable to modest increases in the average price and $/SF.

• Aspen-Snowmass (Pitkin County) – Downward trend will correct. My forecast is for 700 to 900 transactions and $3B to $3.3B in dollar volume.
