Summer is officially here and the novel coronavirus is still here. It has been over 100 days since shelter in place began. And sometimes it just feels like we are regressing. Luckily, and maybe I am just speaking for myself, but the sunshine and beautiful weather sure has me in better spirits. In spite of all the cancelled weddings, vacations, and other fun times, I hope this month you feel the joy and radiance from the beautiful outdoors...and this newsletter. Happy July everybody! Housing 101 - What are closing costs?

It's a term that is thrown around all the time when calculating the cost of buying a home. But I always have friends and clients wondering what exactly are closing costs. In essence, closing costs are usually a wide range of fees necessary when buying a house. These are some:
Lender fees: this fee consists of courier fees, appraisal costs, administrative fees, processing fees, a credit check, transfer taxes, underwriting fees, etc.
Title fees: title search, title insurance, settlement services, etc.
Prepaid costs: think homeowner's insurance and property taxes

- Unfortunately fireworks shows have been cancelled, but there are plenty of unofficial fireworks going off all over that you might just find a great show if you pile the family in the car and just go for an evening stroll.
- Marin County open spaces and parks (including beaches) are now open! As in, vehicles can park and you can drive there and enjoy the great outdoors. Take advantage before they (likely) close again! More information here!

Summer. Backyard socially distant gatherings. 4th of July. Did I say summer? These are so perfect for all of those occasions and more. You can even make these alcohol free!

Lemon Icebox Minis
Lately I have been really into mini versions of dessert. With summer here, what could be better than these lemon icebox minis, a creation of my own!
Ingredients for the crust:
-8 oz. of graham crackers, crushed
-3 tbsp. unsalted butter, melted
Ingredients for the filling:
-1-1.5C of freshly squeezed lemon juice
-1 14oz. container of sweetened condensed milk
Instructions
1.Heat oven to 350 degrees, arranging a rack in the middle
2.Mix butter and graham crackers
3.Divide mixture among two 24-count mini muffin pans, pressing mixture evenly in the bottom and up the sides of the muffin wells. 4.Bake until crust is golden brown, about 5 minutes. Remove from oven and let cool
5.Whisk/blend the filling ingredients together until smooth & then divide among the prepared mini crusts.
6.Cover and freeze until chilled, at least 2 hours. Remove from the freezer and use a small butter knife dipped in hot water to remove each mini pie. Cover and return to fridge until ready to serve. Enjoy!
