New school year. Same novel coronavirus. I want to applaud all of the parents who made it through the summer with their children and are now embarking on a new distance learning school year. I also want to applaud everyone for just making it to month 6 (???) of this pandemic. I hope this month's newsletter gives you some new knowledge, creative ideas, and inspiration. Homebuying 101 - Final Walkthrough Checklist

You've finally made it to the end. Buying a house. A dream come true. A long time coming. Just before it's all finally said and done, you have the final walkthrough. You want to make sure your home is exactly what you think it is. To do so, check for the following on your final walkthrough:
- Basement, attic, and every room, closet, and crawl space have been checked.
- Requested repairs have been made.
- Copies of paid bills and warranties are in hand.
- No major, unexpected changes have been made to the property since last viewed.
- All items included in the sale price—draperies, lighting fixtures, etc.—are still on site.
- Screens and storm windows are in place or stored onsite.
- All appliances are operating (dishwasher, washer/dryer, oven, etc.).
- Intercom, doorbell, and alarm are operational.
- Hot water heater is working.
- Heating and air conditioning systems are working.
- No plants or shrubs have been removed from the yard.
- Garage door opener and other remotes are available.
- Instruction books and warranties on appliances and fixtures are available.
- All debris and personal items of the sellers have been removed.

An accessory dwelling unit (ADU) is one of the hottest items on a homebuyer's wish list right now. Never heard of an ADU? After this, you will not stop hearing ADU everywhere you go.

What is an ADU? A second unit on your property. It can be detached or attached and vary in size. ADUs include anything from tiny homes to in-law units and everything in between.

Why are they so popular? The housing crisis is very real in the Bay Area, and cities all over the Bay Area, including many local ones, are making it easier to permit homeowners to build ADUs to fight this criss.

Why build an ADU on my property? The permit process is usually easier to get through, you can provide additional housing in this much-needed environment, and rental income!

Recipe of the Month -
McBride Sisters Sparkling Summer Rosé Margarita

Ingredients
Method
- Combine the mezcal, lime juice and agave syrup in a punch bowl.
- Add the sliced strawberries and basil.
- Sit in the fridge for half an hour to infuse.
- Add cubed ice and stir to mix.
- Top with the sparkling rosé.
- Garnish with lime wheels, strawberries and salt and serve.
Tip: The bottle of mezcal can be infused for 3-5 days prior with the strawberries and basil for a stronger flavor.
