Baby, It's Cold Outside!
The winter months bring many nights with below-freezing temps, and it would be a good idea to remind your customers with Vacant or Seasonal Dwellings that they need to winterize (not only to protect their property, but also to protect their i nsurance  coverage/s).

Depending on the policy form, there may be conditions that would limit or exclude coverage from water damage if the insured does not take preventative measures to prevent water losses.    

Please review the policy with your insured and point out these special conditions that may apply to vacant or seasonal dwellings:

1. The insured must ensure that all utilities are disconnected and water tanks, apparatus and pipes drained while the dwelling is vacant;


2. Or the dwelling must be heated to a temperature of at least 55 degrees to prevent freezing of pipes.


3. The insured or a responsible party must inspect the dwelling on a weekly basis to ensure there are no visible signs of loss or damage.

Frozen pipes can happen at any dwelling (occupied or vacant); so it's always good to remind your insureds to take preventative measures to avoid these sorts of situations.
