I hope everyone has a nice holiday season. We are looking forward to working with you this year. We are busy organizing detail cleanings and all the services you requested for this year as well as updating our home photography and matterports as requested.


Our company takes pride in supporting our community and we are continuing with our Company Donation Match, for donations to two non-profit organizations: the Casey Altman Foundation or Baskervill Food Pantry. Guest Experience 


Happy New Year! 2023 has kicked off with processing initial payments for our guests as they prepare for their 2023 vacations! This month is very busy with assisting our guests with payments and bookings. We ask that you monitor your calendars this month to see what reservations may have cancelled and new bookings you may have. We are looking forward to a great year ahead!


Just a couple notes from our rental team:

  • Owner Blocks: it is important to make sure if you are at the property, that you let us know. If there is no owner block on your calendar, we assume that your property is available to rent. We have had issues in the past with owners being at the property and guests showing up. Please help us make sure that this no longer happens by being proactive with your calendar and booking and letting us know when you or your family will be here.
  • Bumping Guests: As a reminder, now that your calendars are set for the 2023 season and our guests have made their initial payments, these are Confirmed reservations. We discourage any relocation of guests that have already made their payment; however, if at any time you have to move a guest that has already made their initial or full payment, the cost to move the guest is at your expense. Per your Owner Management Agreement: "Once a booking is confirmed, any guest relocations will be at the expense of the owner."


We had a great 2022 and 2023 is shaping up to be even better. The Rental Staff is excited for having this opportunity to work with such an amazing vacation rental family or owners.

Property Platform


It seems as though we are ending 2022 with a another hit to many of our homes with pipes that have broken or frozen due to the unexpected weather conditions that passed. 


This has certainly been a challenging time for many of our owners as we end our 2022 rental year. Looking forward to 2023, here are a few suggestions that we can offer to aid in the protection of your home; making sure that every aspect is attended too during off season.


  • Clean out any gutters
  • Winterize all outdoor showers and remove or disconnect outdoor hoses.
  • Prune trees and shrubs 
  • If you rent all year, make sure you sign up for HVAC maintenance or have it performed by a professional company. 
  • Make sure you stock clean blankets for your guests in the off season for cooler weather.
  • Make sure you schedule to have your elevator inspected and certified by a licensed company and notify us when this is complete.
  • Inspect creek docks and walkouts for any loose boards or railings. 
  • Make sure all porch decks and stairs are clear from residue and mold build up causing slippery surfaces when wet.  


I am looking forward to a great year in 2023 and focusing on the needs of our owners in providing a safe and welcoming home for our guests.

Accounting Awareness


We are preparing for end of the year, and we will be sending out 1099's and year end statements by 1/31/2023. If there are any changes, please let us know as soon as possible. Please pay your balances due by 01/20/2023 so that we can get the vendors paid and we do not have to charge you a late fee.

Housekeeping Happenings


If you have not signed up for Detail Cleaning, we still have limited time available to get your house ready for the rental season. We can also install bed bug covers on your mattresses and box springs - please purchase them and have them sent to our office with your name and property name on package and we will be happy to do so.

Maintenance Message


South Carolina Law: When there are more than 4 steps, South Carolina law requires that the deck have a handrail. These handrails need to be graspable and at a height of 30 to 38 inches above the nosing (front edge) of each step. Along the perimeter of a deck that is 30 inches or taller off the ground, there should be a guard that stands 36 inches above the deck surface. The pickets of the guard must be no more than 4 inches apart.

Sales Space


Many Buyers and Sellers are asking us in Home Sales, are we headed for a Market Crash like what occurred in 2008? While none can predict the future, National Statistics currently don't show that trend. See the Chart above.


Overall, the fundamentals don’t point to a housing market that is operating similarly to the 2008 cycle, Yun (Lawrence Yun, chief economist for the National Association of REALTORS®, said Tuesday at NAR’s Real Estate Forecast Summits). While home sales are slowing, prices remain up nearly 6%, as of October sales numbers compared to a year ago. Also, inventory remains low, which will keep home prices elevated, Yun said. “The chance of a price crash is very small due to the lack of supply.”


While over-all sales have dipped as they typically do before Christmas, The Pawleys Island market is still outperforming the MLS in the Grand Strand: up 3.8% with the Average home price at $415,000 compared to $318,473 elsewhere on the market. OWNERS CORNER

Delta House ~ Joe and Jenny Miller


We have been with Pawleys Island Realty since we purchased our home around September of 2003. After almost 20 years, there are so many great memories including our children high tailing out on the beach from the second we would pull into the driveway, to countless lemonade stands and crabbing off the dock, to late night grown-up fun with drinks, dinner and dancing. It has been one big happy memory.


Our favorite activities are, of course, spending hours on the beach every day. We love walking, crabbing, golfing, tennis, and cooking. From a heated bocce match to an afternoon nap in the hammock, and then followed by cocktails on the porch and cooking fabulous meals with all of our guests and family, you couldn't ask for better memories. Our big traditional meal is usually the low country boil. With my secret broth for cooking, it makes the perfect crowd pleaser.


We named our house the Delta House, because of my "bordering on obsessive" fondness for the movie Animal House. Each room is named after a character in the movie and above the bar is a framed, handwritten, iconic quote from the movie.


Pawleys Island Realty has been an absolute joy to work with over the years. They literally take care of everything, and it's always with a beautiful southern smile and a generosity of spirit. They really do care about you, your family, and they treat our home like it's one of theirs. With their goal to make people arrive to a relaxing, cares fade away experience, they achieve this goal every time. Pawleys is home for us, and it will always be.
