January 2023 Home Sales

Home sales in lower Fairfield County for January totaled 175 in the towns listed below. This was a 25% drop from December and a 34% drop from January 2022. January closings reflect activity from November and December. The time to sell a home continues to average about 40 days. Competitive conditions continue for buyers with multiple bids still coming in and appraisals and inspections being waived. Many properties are still selling over the asking price, but the average sale price is about 97% of the asking price. Sales above $2.0 million accounted for about 18% of the total, a little below normal, and sales below $1.0 million accounted for about 59% of the total, a little above normal.
